         <description><![CDATA[<div>1.<strong> Enhancement for Active Seniors (EASE)<br></strong>The government is building more Studio Apartments for the Elderly<br>  Singaporean households can receive subsidies of up to 95% when they make their HDB flats safer for seniors, e.g. by installing features such as grab bars, and slip resistant treatment to bathroom floors. <br>2. <strong>HDB 2-Room Flexi Scheme</strong><br>The government gives an opportunity for elderly to choose how their new flats look like based on their liking.<br> under this scheme, elderly citizens can be able to choose their length of their lease for their 2-room flat, which depends on their age, needs, income status etc.<br>3. <strong>Silver Housing Bonus (SHB)</strong><br>The government is helping to grant more  money for their retirement income when they buy or sell a HDB flat.<br>Seniors from lower-income households can supplement their retirement income when they move to a smaller flat.<br>4.<strong>Lease Buyback Scheme (LBS)<br></strong>Those looking for ways to increase their monetary retirement benefits may want to consider LBS, a scheme that allows those belonging to an elderly household to sell part of their flat’s lease to HDB. To be eligible, flat owners must be 64 or older and at least one of them must be a Singapore Citizen. Flat must be 4-room or smaller, and gross monthly household income should be $12,000 or less. Proceeds from the lease will then be added to the CPF Retirement Account, which can be used to apply for a CPF LIFE Plan.<br>5.<strong>Renting Out Your Flat/Bedroom<br></strong>The elderly can rent out your flat or bedroom to generate more income for their retirement needs. Through this HDB scheme, owners of 3-room or bigger flats may register their bedrooms for subletting, provided that owners have fulfilled the Minimum Occupation Period (MOP) of five years or if flat is non-subsidised and purchased before 30 August 2010, the MOP of three years is observed.<br>6.<strong>Deferred Downpayment Scheme (DDS)<br></strong>Empty nesters now have the option to move into a smaller flat and use DDS to ease their cash flow and make their transition as hassle-free as possible. Eligible for DDS are Singapore Citizens aged 55 and above, and have booked a 2-room Flexi or 3-room uncompleted flat in a mature or non-mature estate. To qualify, they must also have not sold or completed the sale of their existing flat at the point of new flat application. Payment of the purchase price of the flat will only be required once the unit is ready for key collection<br>7.<strong>Temporary Loan Scheme(TLS)<br></strong>Its’s now possible for seniors to buy a new flat without being tied to a longterm mortgage loan. Applicants can apply for TLS at a prevailing non-concessionary interest rate, provided that a new flat has already been booked (with keys ready for collection!) and the applicant has sufficient CPF/cash proceeds from the sale of the existing flat to pay for the temporary loan. A 99-year lease is also available for first- and second-timer families, as well as first-timer singles.<br>8.<strong>Use of CPF for Loan Repayment<br></strong>Elderly who are 55 years old and above can use their CPF Retirement Account savings above their Basic Retirement Sum to service their housing loan repayments. Basic Retirement Sum is at $80,500 (when an applicant turns 55 in 2016) and $90,500 (when an applicant turns 55 in 2020). The main challenge of this project was the time taken to complete the tasks of the project one-by-one as we could not find the time for everyone to meet up and discuss the progress due to time clashes with after-school activities like extra classes, religious classes. Although a few of us could not commit our time into this project, we eventually finished the project with everyone's effort put into it. <br><br>2.  Yes, it made me realise that there are real life problems that Singaporeans, of all ages, faced that was yet to be resolved by the government. Some of us have religious classes and co-curiculumactivities (CCA). So, instead of doing so, sometimes we will distribute different task for each of us to do at home. This is so that lesser time will be wasted and we can work efficiently. From my experience in the project, I understand the struggles that an elderly actually faces.          <description><![CDATA[<div> I feel that it was fun working with my groupmates on this project. It was good that we were able to work together as a team to complete it, despite our busy schedules. It was a very joyful experience to be working with new people, especially when these people happen to be people that I had gone close to just this year. <br>As a group, we faced quite a lot of challenges. It was mainly finding the time to meet up to do the project together, since we have so many activities going on at different timings. Another challenge that we faced was finding the right person to interview each of our grandparents live overseas. Fortunately, we were able to interview Mr David, whom our interviewers met at a nearby mall. <br>From the project, I realise that there are some seniors citizens in Singapore that live their lives in ways that I never thought would happen here, therefore I do feel that my knowledge on such issues in Singapore has increased. :D<br>   <br> </div>]]></description>
