Bruce Sellery and his partner made the move from Calgary to Toronto and decided that renting made more sense financially. They then proceeded to buy a home. While most discussions about renting vs. buying focus on the financial aspects, Sellery pays a lot of attention to lifestyle and emotional factors. Notably, in this video, Sellery warns that with current low interest rates, buyers must be sure that they can still afford their mortgage payments when interest rates rise.

Preet Banerjee uses the example of two brothers, Owen the Owner and Roger the Renter, to draw comparisons between the financial implications of owning and renting, including carrying costs and changes in net worth. One of the things that I found interesting was the discussion of the variables, how they can change, and the impact that those changes can have.

There are also emotional aspects to consider for either option. This video acknowledges that, from a financial perspective, those who rent and invest the difference are better off than those who buy, since the stock market historically outperforms the real estate market. However, home ownership brings with it significant pride and a sense of belonging. The aspirational aspect of owning a home is a strong motivator.

Those with variable or seasonal incomes, those who move often for employment, and those who cannot afford to buy in an area in which they would like to live are better off renting than buying. I found her point about making sure that you are buying for the right reasons and her acknowledgement that some people are better off without the responsibility of home ownership to be very interesting.

Rabidoux discusses regional disparities in the debate, and divides the market by segment (condos vs. detached houses, for example). One thing that I found noteworthy was his point that renting while waiting to see where the real estate market trends might be the most ideal option.

From down payments to closing costs, this article suggests that there are eight questions that people who are considering buying a home should ask themselves before making their decision. Issues such as job stability and how long a person plans to remain in the home need to be considered. The discussion about how much money should be set aside for home maintenance was particularly interesting.
