I think the most significant cause of the racial wealth gap is residential segregation. After World War II, when suburbs were being constructed on a massive scale, African Americans were kept out of many of them. This prevented the accumulation of wealth through housing. For example, according to the "Racial Residential Exclusion" web page in this module, when Levittown, NY was built, the homes averaged about $6,000. In 2017, the median home value in Levittown was $367,700, and the population of Levittown is still 80% white today. This means that African Americans lost the opportunity to see their wealth increase by 6,000% across several generations.
