12th June 2014. First day of site visit at Matilda Street site together . This site is originally a laboratory but is now used as a storage place by Sheffield Hallam University. The building has been transform into a storage place without any refurbishment for at least 6 years.

External fencing on site facing outside road. Basic steel plate fencing with an additional security protection using barbed razor wire to prevent trespassing.

Cracking & Sulphate attack to cement mortar

This could be likely the impact of sulphate attack to the brickwall causes mortar to expand and crumble.

External heating pipe

Abandoned heating pipe outside of the building. The pipe are broken and no longer in use. it was left by the previous laboratory. The broken part of the pipe is exposed to weather and humid. The duct wrap can be clearly seen.

As we can see in the photo below, the timber deteriote over time. The aging process and exposure to weather and water penetration causes defects to the timber. the timber spilt partly due to shrinkage of timber in the process of wetting and drying after rain.

There is also a pile of rubbish left behind at site. The site environment is quite messy and require clearance work to be done.

There is also an open space behind the cafe left open for parking. The other building on the left are left unused and is believed to be abandoned.

First floor slab

The PVC flooring has a lot of scratches on them and some parts of the flooring is broken and torn off. This could be due to abrasion and heavy usage previously. However, it is left unused now.

Second floor-wall condition

Second floor of the building is equipped with 7-partition wall classroom, washroom for male and female each and a pantry. From our observation, this level is believed to be left unused for certain period of time. The wall has large portion of the concrete falling off. This might be due to friction while removing the facilities out from the classroom.

The fluorescent lamp is still working well. However, the ceiling board beside the lamp had been fallen off. It is dangerous since we do not know how strong is the support to the lamp. There is chances that the lamp may fall off. There is also a fire detector next to the lamp.

This lamp is located inside the washroom. However, there is mould growing all over the ceiling board. We also observed some tracks of mould inside of the lamp. From all these observations, the humidity and moisture in the building is fairly high. The current condition of the building is suitable for the growth of the mould.

Second floor roof opening

Roof opening is avaible in few of the classrooms. The opening comprises of a glass cover and a grill. However, the concrete frame around the opening is not in good condition.

First floor lab equipment

Before the building was being transform into a storage place, it was a laboratory as mentioned earlier. However, the lab equipment was not being fully removed. There are still some machineries or equipment available inside of the building.

First floor abandoned space-no storage

There is racks and chairs left behind in the storage place. The floor was full of sand and the environment is dusty. It is clearly shown that this space was left unused for some period of time.

First floor-cracking on wall

Other than cracking on the external wall, the internal wall also has the cracking along the wall in a diagonal direction. I suggest that soil investigation to be done again before another development begins to ensure the safety of the building and the future occupants.

First floor-opening on slab

There are a few opening form on the slab on the first floor slab. The opening is big and dangerous. Accidents can occur if the opening was not noticed.

Ground floor-first floor staircas

Carpet is used for staircase finishes. However, as we can see from the picture below, the carpet was not under proper maintenance. Some steps has damaged carpet or no carpet on certain steps.

Rainwater down pipe

The rainwater down pipe is still in a good condition. However, the bracket holding the pipe is broken.
