As your escrow agent I will hold the funds to ensure strict compliance with the standards that the property requires. In this case, requiring broom clean condition, I will ensure that the property is in reasonably broom clean condition however I won’t be liable for cost associated with the removal but rather inspecting and making sure that the removal is done. Buyer and seller should also be responsible for making sure that the property is in Broom clean condition upon agreed date of all parties.
