What happens at the appraisal?

• We will assess your property and give a statistical opinion of potential value

• We will guide you through the process of ascertaining a maximum result and what must be done to do so.

• We will discuss the difference between the 'two prices'. One statistical the other emotional and how they vary.

• We will briefly discuss buyer patterns and needs and how best to facilitate this during the sale.

• After our meeting we will formulate a letter that will highlight all the information relevant to the sale that we discussed.

• How your area is broken up into micro markets.

• We recommend that you seek the opinion of at least 2 other agents 1: because it’s the right thing to do and 2: We compete against ourselves and want you to have total clarity when/if you decide to engage us. Common energy is important when we are on the market and we will need to work closely as a team to ensure we achieve the maximum result. Everything matters.

What do I need to do?

• Please ensure the parties who are on title (owners) are present for the meeting. We are respectful of privacy and would prefer that any information is given to all owners on title.

• Nothing else needs to be done – please don’t worry about presenting the home in a 'saleable' state we will inspect the property and make suggestions that could enhance the property and ultimately increase the sales price (if any).
