         <title>CITY AND GUILD BACKGROUND INFO...</title>

         <description><![CDATA[<div><br>Guild Guild is a small coastal town that once had a flourishing steel production plant; the town has recently fallen on hard times. An ageing population, closure of the steel plant and a reduction of the fishing fleet to only a few small vessels has seen a huge reduction in investment and economic prosperity in the town. However, the Government has announced that a new high speed rail link will pass very close to the town and the local authority believe that if a new station is built it will act as a catalyst for the regeneration of the area. Guild has approximately 35,000 residents, of which 45% are (65+) and within those of employable age unemployment is higher than the national average. There is one junior school and high school, but the numbers are reducing year on year and there may be a need to close it and send the students to the nearest school 20 miles away. The town has a range of shops but there is no large supermarket and very few leisure facilities. The housing stock is a mixture of traditional houses built around the turn of the 20th Century and one estate of 1950’s pre-fabricated houses the town is laid out in traditional terraces with rear lanes dividing the streets. There is some green space and the town is built on a steep hill down to the harbour and coast. The harbour is home to a very small fishing fleet, and despite the great potential of the harbour and sea front it is all in very poor condition. Crime levels are higher than the national average and the whole area needs significant improvement and investment.</div>]]></description>

Your company has been approached by a group of self-builders who have acquired an area of land from the local authority on the edge of Guild, a small coastal town. They would like to develop the land into a new community.<br><br></div><div>Initial reports suggest that there is sufficient space for 2500 houses in this area and the self-build group are looking to develop a master plan for the whole area. The intention is to develop a large scale plan and then sell off plots of land to individuals to allow them to build their own home.<br><br></div><div>Each person who buys a plot will receive a pack of information that will help them with all stages of the process.
