Inroduction
I originally started working in the commercial sector of the construction industy working for company called kingfisher. We predominantly carried out refurbishments on Co-operative stores and virgin gyms. I worked as labourer whilst doing a part time course at college studying Construction Management. Once I acquired the relevant qualifications I moved to Kier Partnership Homes which has since merged into Kier Living Central and South West housing division current turn over is 26million pounds a year. I started 3 years ago as a Trainee assistant site manager and since been promoted to assistant site manager.
In this report I will provide the relevant evidence need to become a member of CIOB (charted institute of builders) I will ecplain the occupational competence of management, communication and planning and organisation of work.

It has assisted in gaining relevant knowledge which is the practiced on a daily basis out on site. Most students have the privilege of testing different aspects of construction from Engineering, quantity surveying and site management.  I already knew I wanted to go into site management and stayed within that job role all through the foundation degree. The project worth is 150 million pounds. There are 9 phases with 750 units including Apartment blocks 22% of which are housing association (the client is Nottingham Housing Association known as HCA) set to be completed within 9 years of starting. Also involved in these works is the extension of a roundabout from a 3 lane to a 4 lane 4th lane used for access of the housing estate phase 2b. This roundabout is used for main acces of A38 and and industrial site which consists of Sainsbury's, Greggs, Subway, Costa, Currys, Benson Beds, Pet Homes, TK max, Argos, Hobby Craft, Smyths toy store, boots, next, Marks and Spencer's Food and Halfords. Also in the surrounding area is an NHS hospital with a mental institution. All the surrounding establishments have a severe impact on the way in which the way the site is managed. Bad housekeeping and any behaviour or activity which could cause a negative impact on the relationships with these surrounding business is not tolerated. This also has a positive impact on our Health and Safety reports. (see attachment H&S Audit) 
I am given a specific amount of units to complete from substructure all the way through to CML inspection (council of mortgage lenders) and handover to plot completion or handover to the client. During this time I will manage materials, labour and quality whilst keeping close control of health and safety and house keeping. I will liase closely with commercial, technical and sales. I will work closely with the contracts managers, project manager, on site supervisors, building inspectors and client to ensure the all works run smoothly to specification and achieving a sustainable rating of class 4.

This enabled me to enrol on to the kier foundation degree and potentially the top degree.
Relevant training needed for management on site:
- SMSTS (site management safety training scheme)
- Scaffold appreciation and basic scaffold awareness 
- First aid 
- Temporary Works
- Fire Marshal
- Face Fit training
- Cat and Geny training
All these qualifications and training allow me to manage health and safety, the operations on site including temporary works, signing off permits to work in all areas and handing scaffold over etc.

- Carry out site inductions upon arrival of new operatives
- Carry out relevant tool box talks for specific tasks and hazards on site
- Assess and improve where possible any risk assessment and method statements
- Prepare for internal health and safety audits on a monthly basis and action any improvements given.
- Assess and control the behaviour and PPE worn on site.

In three years we have had one minor accident and every health and safety audit has had between 1 and 3 minor improvements. Also winning National NHBC health and safety award in 2014.

Management/Communication/Planning and Organisation
Over the last 3 years working at Manor Kingsway I have undertook specific training and learnt the ways of which my project manager systematically organises the site. With everything I have learnt I put into practice when managing the site. Here are some examples:

I carry out excel spread sheets which highlights snagging items which need to be completed. I can send this document to each of the subcontractors who can then easily print off everything specific to their company. Also using this system once a snag is completed it is marked green and stored but not deleted still highlighting outstanding items. this is how I control quality at each stage of the build. This system is used at substructure stage, superstructure, pre-plaster, 2nd fix, final and externals.

Material control chart is used to monitor all materials which need calling off, when they are called off and the delivery date in which the material will be on site. The material control chart also helps me to determine dates of when and how much labour is needed for tasks and activities. 

Site instructions mostly for day works are used for any variations and extra work needed when an order has not been set up. 

I have my programme in which i have to meet certain dates. However making rolling programmes for subcontractors to work to often keeps me ahead of the programme I need to adhere to. This gives me an advantage if an unexpected constraint occurs.

All communication is made either through face to face conversation phone call or email. However every bit of important information determined over a phone call or face to face conversation is backed up with an email to provide a paper trail of proof if anything goes wrong. Close communication involving the relevant parties is crucial when trying to build to a programme, especially when more senior managers need to be involved when a subcontractor is causing a delay to the critical path of programme.
In all my experience I have learnt that if a problem cannot be resolved with an adult conversation then the stoppage of payment always works. 
All works have to be signed off in our white books for a subcontractor to be paid. 

On top of onsite management weekly paperwork has to be completed. This includes a weekly site diary, plant returns, agency labour sheets, goods received and NHBC visit reports.
