  • The area in Bolton is good because it has good access to communications, where there is a main road and many freeways mang it easier for the transportation of goods and telecommunication for workers. 
  • Bolton has lots of available lands to be built and developed on. This means that it is attractive to other businesses as rent could possibly be lower saving the business capital to purchase other needs.
  • There is also a railway system nearby so that goods can be transported all over the country.
  • A negative is that it doesn't have that much space to expand, this creates a limit to the possibilities of the business park

ROCHDALE

  • Available land is very close to densely populated areas making it easier for people to commute to the business park 
  • Rochdale also has access to roads for transportation of goods and good telecommunication is available for workers
  • The large, green area will possibly provide raw materials for the business (eg. wood) saving costs on transportation and time. 
  • It is in close proximity to the Rochdale canal meaning there is a water supply nearby which is essential.
  • A negative is that it doesn't have as much road access and does not have railway access for middle-class workers making transportation of goods not as fast and effective.

In conclusion, we think Roachdale is better because of the large amount of available land and access to roads for transportation and telecommunications. Also, with the large amount of land available, it will have more raw materials than Bolton. Another reason is that with access to more space in Rochdale it will have more potential to expand and develop, unlike Bolton which has limited space. Roach dale also has a canal providing them with a reliable water supply. Another reason is that Rochdale is nearer to higher density cities making it have more access to more markets and easier for people to commute.

Advantages: 
  • Bolton is close motorways (M61) 
  • Bolton has 2 close rivers 
  • close to coastline to export overseas 
  • large town so there is trade in the town (markets) 
  • close to Manchester so food won’t go off and shorter travel times so they have to spend less on fuel 
  • destroyed local environment 
  • located outside CBD (cheaper) 
Disadvantages:
  • doesn’t have much space for large factories 
  • Far from markets in Manchester
  • close to housing they may not be allowed to run loud machines at night. 
  • disturbs local area 
  • minimal accessibility to land

Rochdale 
advantage 
  • motorway network (M62), just off the major ring road
  • large town (people in the catchment area for Manchester)
  • a good network of A roads in the area for access and transport
  • the train station for transport and workers access
  • the land is cheaper as not in CBD
  • lower construction cost as nothing to knockdown
  • Rochdale canal nearby for the transport of materials 
disadvantage
  • urban sprawl is taking green space 
  • buildings disturb wildlife
  • destruction to the local area during construction as between 2 housing estates.

In conclusion Rochdale is the better area because there are more major motor ways, there are larger spaces for buildings. It has a good transport system for short commutes. It also has a canal and although Boloton has rivers they aren’t large and are short which is bad for transporting goods. Although it is not close to a coastline and further from the airport, if you are manufacturing local items it has good transportation routes and is located closer to the middle of the country so it can export goods.

Positives:

- More population (higher labour force)(220,001)
- More surrounded by houses
- A park near the site (good for workers with his or her own family living in rochdale)
- Green sites are closely concentrated near the site, (if the business seems to develop further, better for expansion)
- Large available land
- A canal that provide a range of raw resources
- More neighbouring cities
- High quality education
- It was officially the first industrialised town

Negatives: 

- May affect the green sites negatively, which will disturb the wildlife habitats

BOLTON
Positives: 

- Closer to the coastline
- Good access to communication
- A range of different industries
  • The town retains some traditional industries employing people in paper-manufacturing, packaging, textiles, transportation, steel foundries and building materials
- Bolton attracts visitors to its shopping centres, markets, public houses, restaurants and cafes in the town centre as well retail parks and leisure facilities close to the town centre and in the surrounding towns and suburbs 

Negatives: 
- Less population (194,189)
- Not much space to expand on

In conclusion, Rochdale is better for establishing a business centre. It is surrounded by many other cities for faster transportation and communication. Furthermore, there are green sites near the site that the centre is going to be built, meaning if the business expands further, they can build more around it. 
Rochdale many houses a park, which will provide shelters and a leisure activity for workers. Lastly, it is more densely populated, giving higher labour force.

Bolton:

-Bolton is in a very close proximity to a motorway system(M61) which is connected to most of Great Britan, so goods can be sent there for a lower cost than if it were in a place with less connections, thus requiring large amounts of lorries to ship the goods there for storage if used for warehouses

-very close to Manchester Airport, just 22 miles away which allows for easy access  for international guests if used for conferences

Negatives:

There isn't much land do develop as there is already a sizeable amount of development for housing uses. I suppose you could argue You could putting it it near the southeast of bolton, but then it would be relatively close to a country park and you might disrupt the local wildlife.

ROCHDALE:

-closer to Manchester, just 22 kilometers away which is a bit more convenient than Bolton.

-comparatively less developed than Bolton, which results in cheaper rent and more area to develop in.

-close to a motorway network(M62) for shipping goods from all over Great Britan.
-not in the Central Business District which results in cheaper rent

-close to an airport

-just overall better connections like roads for transport

Negatives:
-more people, so possible a more noisy environment/ more people will be affected if a conference is help here.

To sum it all up, Rochdale is better for creating a business centre to attract more businesses and boost the local economy. It has better transport and connection and will obstruct and disrupt less. It is close to an airport and incase there is internation guests and is comparatively closer to Manchester. It also has less housing units there so less negotiations will have to be made because of land disputes.
