What were the reasons for settlement, for example farming or minerals?

The reasons for settlement in the land were rather based on the success of the Wurundjeri people in their inhabitance of the land. John Gardiner successfully identified the accessibility of water (Yarra River) and shelter (thick forests in area) of the Wurundjeri people, and figured that the location was excellent for the beginning of a new civilisation.
