         <description><![CDATA[<div><strong>Latin elephant</strong></div><div><br></div><div>“Latin Elephant is a charity that promotes alternative and innovative ways of engaging and incorporating migrant and ethnic groups in processes of urban change in London”</div><div><br></div><div>“Latin Elephant is providing opportunities for Latin Americans to participate in the process of urban change in what is now a key design and planning stage. The Latin Quarter: Elephant and Castle Community Vision, captures the perspective of the Latin American community of retailers at EC. The report presents a series of projects and strategies that could be implemented together or separately in order to address the current needs of the community and look towards the future.”</div><div><br></div><div>Represent a population that surrounds the area; which leads us to believe that they are vital to negotiate with and powerful since they have the largest support network in the community. They don’t have much legitimacy, because they aren’t entitled by law.</div><div><br></div><div>Up the Elephant are powerful/legitimate as they are a community group that is against the implicit relocation of the businesses and peoples as a result of the project.  They are saying that only 10% of the new retail space will be affordable.  They claim that Delancey hasn’t been paying the taxes they should.  </div><div><br></div><div>Shopping Centres Stores</div><div>La Bodeguita, Miko’s cafe, Clarks, Salsa Club, Bingo Palace. Urgency are important for these shops as the cost of rent may differ for the companies.</div><div><br></div><div>Delancey:</div><div>Their point of view is that they are working closely with the existing shopping centre.  They claim that they will include 35% of affordable housing.  They are powerful, legitimate and urgent as they are the epicenter of the development project.</div><div><br></div><div>Alberta Estate Tenants &amp; Residents Association</div><div>The Alberta TRA represents everyone who lives in the Alberta Estate Area. Anyone can get involved whether a council or private tenant, leaseholder, or freeholder.</div><div>Lessors that anticipated to continue their leases with their clients will suffer as they will have to reestablish themselves in the community. </div><div><br></div><div>Nando’s Elephant and Castle</div><div>A restaurant close to the shopping center would benefit from the new building which would bring an increased number of customers and students to the area. </div><div><br></div><div>City Hall</div><div>The mayor’s office held the power to make the official decision to allow for Southwark’s project planning decision </div><div><br></div>]]></description>

         <description><![CDATA[<ul><li>The Latin Elephant Group, an organization aimed to include migrants in urban regeneration will be affected by this new development as it will be difficult to include migrants in this urban area with the higher property prices and other long-term effects of the development.  </li><li>The Metropolitan Tabernacle, a Church next door to the building as well as the memorial and museum in the vicinity may incur physical damage to their historic structures. </li><li>Delancey, the firm scheduled to construct the new building and Allies and Morrison, the architecture &amp; urban planning design practice will benefit financially from this project. However, their image may be harmed as many people oppose this project and may associate it with the firms who complete it. </li><li>The Elephant and Castle shopping center will incur higher rent payments as a result of the nicer facilities. They will also lose revenues during the temporary displacement during the construction.</li><li>The members of the community, members of the Elephant and Castle Community Hub, will also be affected by the higher prices of the area</li></ul><div><br></div>]]></description>

         <description><![CDATA[<div>Elephant and castle mall costumers, owners and employees whose leases are going to be terminated. </div><div>The London government as it is a public university. </div><div>South council planning committee because they approved the project. </div><div>Students, faculty and alumni have to get reacquainted. </div><div>Commuters and transit worker will have detours because of the construction sites. </div><div>Delancey a developing company who is planning the project. </div><div>Residents of the surrounding community as it will become an expensive area. </div><div>Allies and Morrisons are the architectures planning the project. </div><div>Local Banks would become more frequent </div><div><br></div>]]></description>

         <description><![CDATA[<div>The LCC Community - students, staff, faculty, and administration - all have a stake in the redevelopment project because of their direct involvement with the college. Within the college, the LCC Student Union has been a strong adversary of the project in defense of the local community.</div><div><br></div><div>The Elephant &amp; Castle Shopping Centre’s businesses and employees would be directly impacted by the relocation of the university campus. Jobs would be lost, small and large businesses would shut down and be forced to move to a different area.</div><div><br></div><div>The Elephant &amp; Castle Latin community feels the new campus would disrupt the affordable housing available in the neighbourhood. The housing options available to them after the redevelopment would not benefit them. They have an interest in the fluctuation of prices and in their potential displacement. The community holds power over the LCC as an obstacle to the project.</div>]]></description>
