Debt to Income Ratio

This ratio is a measure commonly used to determine if a household qualifies for a mortgage or loan. When writing loans, lenders will evaluate an applicant's rate to determine the risk of repayment. The ratio compares gross income to a debt load a household is carrying. If someone has a high DTI ratio, they will have difficulty repaying loans because their debt proportion is high relative to income (4.3) .

Debt to Income Ratio Formula

To calculate the DTI ratio, the formula you can use is (monthly debt payments / monthly gross income) x100. Months debt payments occur each month on each loan. For example, rent, or minimum on credit card bills (4.3). Monthly income is the income of the month before tax.

My Debt to Income Ratio

I want to be a doctor, and the average salary for physicians is $150, 000 a year. That is about $12500 a month. Then for example, I have monthly debts like $300 to pay off a car, $600 for mortgage, and $1000 for monthly house payments and credit card bills. That would be ($1900/$12500) x100 = 15.2%. So I have a relatively low DTI Ratio, which will allow me to raise additional financing easy if i need it.

How to Keep a Credit Score Up

To keep my credit score good, I can pay my bills on time all the time. I shouldn't get too close to my credit limit. If I have a long credit history, it shows experience, and that's a good thing. I should avoid applying for cards I don't need, otherwise it will give the impression my circumstances have become bad.
