The rent and home prices go up, which means the earlier residents (often lower-income people of color) are forced out. The author states that displacement is not the biggest feature for gentrification. He states that the so-called gentrifying neighborhoods have less displacement than non-gentrifying neighborhoods. But displacement isn't the only that gentrification could harm the poor, the prices rise which makes them suffer. However, Lance Freeman and Frank Braconi did a study in New York and found that rent did go up, but rising rents had an unexpected effect because as rents rose, residents moved less.In black communities gentrification also seems to benefit them. Neighborhood change happens when Latinos begin to arrive.
