         <description><![CDATA[<div>Buntin's is not against gentrification in support of his argument that gentrification is rare, Buntin looks to data that shows low-income residents move away from gentrifying neighborhoods at lower rates than they do form non-gentrifying neighborhoods. This comparative analysis leads Buntin to conclude that low-income residents in gentrifying neighborhoods are not leaving because of rents, but rather are staying despite them. Buntin also argues that the fact that low-income residents appear to be staying in gentrifying neighborhoods at higher rates also suggests that they are enjoying benefits of gentrification</div>]]></description>

He says this because in the article he states that neighborhood change and it being more diverse has brought real benefits for the black community and has given them better job opportunities than a neighborhood with less diversity.  </div>]]></description>

         <description><![CDATA[<div>John Buntin explains that when gentrification happens homes are restored, new coffee shops appear, and public safety improves. The rent and home prices go up, which means the earlier residents (often lower-income people of color) are forced out. The author states that displacement is not the biggest feature for gentrification. He states that the so-called gentrifying neighborhoods have less displacement than non-gentrifying neighborhoods. But displacement isn't the only that gentrification could harm the poor, the prices rise which makes them suffer. However, Lance Freeman and Frank Braconi did a study in New York and found that rent did go up, but rising rents had an unexpected effect because as rents rose, residents moved less.In black communities gentrification also seems to benefit them. Neighborhood change happens when Latinos begin to arrive. Recent research suggests it brings benefits to black residents because living in more diverse neighborhoods helps them to get better jobs. </div>]]></description>
