There are a lot of people involved in home buying besides the buyer and seller. Usually, there are real estate agents, at least. If it's FSBO (for sale by owner) then likely someone has hired a lawyer. And, chances are the buyer wants to make sure the house is sound, so there's probably been a home inspection done. AND, there's a lot of paperwork to be signed. While paper-pushing might sound like an easy, lazy job, paper-pushers get paid the big (or middle-sized) bucks they do because they know which papers to push, and where to push them.
Closing costs pay for those extra expenses incurred in buying and selling a house.
