If we choose to look at alternative scenarios, where should we write about these? It makes sense to be in the financial viability section, but this will make it difficult to keep the section within the word count guide. Can we make the last section a bit smaller to accommodate more discussion in financial viability? Or would that be a bad idea?

Hi Jo,

Where do we find the value to put in the section 106 bit of the spreadsheet. If we are putting in a transfer value of £850psm for affordable housing does this mean we leave the section 106 bit blank?

Transfer values apply for certain types of affordable housing product they are however in reality often only viable across a small percentage of a schemes affordable housing provision
- across the workshops this year we have therefore chosen to generally apply an 80% market price reduction for affordable housing across each property type
Affordable provision transferred to a registered provider typically takes place via S106 agreement to maintain deliverability and wider legal implications for the lifetime of the development
- the additional S106 worksheet therefore removes onsite affordable provision to avoid double counting across the hypothetical exercise and it is by exception that this tab is used as an additional / alternative calculation (particularly this year).
As part of any repeated/revised viability calculations, the assessment (allowing for the hypothetical nature of the exercise) may apply general assumptions / statements recognising omissions across revisions to the wider aspects i.e., CIL, etc
- as part of the additional density spreadsheet the interrelated elements have however already been accounted for and adjusted.

By raising these questions, we also illustrate wider critique, and this may also be reflected in the assignment by highlighting where full revision/calculations may not be possible or truly reflected due to the lack of information available or more generalised assumptions made.

Hi,

I just want to check, for any adjustment/changes we make such as the density of the scheme, do we firstly discuss the approach we took in class and include this viability assessment as an appendix? Would we then state what we have adjusted e.g. density, and the outcomes of this to the RLV in comparison to the original viability assessment?

Hi Jo, on the step by step instruction on the bottom of page 3, the CIL states to change cell J61 to £45 but should it not be G61? If we change J61 it makes the CIL payment £45, is that correct?
