         <description><![CDATA[<ul><li><p><strong>Transfer values</strong> apply for certain types of affordable housing product they are however in reality often only viable across a small percentage of a schemes affordable housing provision</p><ul><li><p>across the workshops this year we have therefore chosen to generally <strong>apply an 80% market price reduction for affordable housing</strong> across each property type</p></li></ul></li><li><p>Affordable provision transferred to a registered provider typically takes place <strong>via S106 agreement to maintain deliverability and wider legal implications</strong> for the lifetime of the development</p><ul><li><p>the <strong>additional S106 worksheet therefore removes onsite affordable provision to avoid double counting across the hypothetical exercise</strong> and it is by exception that this tab is used as an additional / alternative calculation (particularly this year).</p></li></ul></li><li><p>As part of any repeated/revised viability calculations, the assessment (allowing for the hypothetical nature of the exercise) may apply general assumptions / statements recognising omissions across revisions to the wider aspects i.e., CIL, etc</p><ul><li><p>as part of the additional density spreadsheet the interrelated elements have however already been accounted for and adjusted. &nbsp;&nbsp;</p></li></ul></li></ul><p>By raising these questions, we also illustrate wider critique, and this may also be reflected in the assignment by highlighting where full revision/calculations may not be possible or truly reflected due to the lack of information available or more generalised assumptions made.</p>]]></description>
