         <description><![CDATA[<p>1) Industrialised Building System (IBS) is a term used in Malaysia for a technique of construction where by components are manufactured in a controlled environment, either at site or off site, placed and assembled into construction works. The content of IBS (IBS Score) is determined based on the Construction Industry Standard 18 (CIS 18: 2010); either manually, web application or fully automated CAD-based IBS Score calculator.</p><p>2) Advantages of IBS: </p><p>i. Less construction time
IBS requires less construction time because casting of precast element at factory
and foundation work at site can occur simultaneously and the work at site is only
the erection of IBS components. This leads to earlier occupation of the building.

ii. Cost savings
The formwork of IBS components are made of steel, aluminium or other materials
that allows for repetitive use and this leads to considerable cost savings.

iii. Environmental friendly
The use of IBS will decrease the using of timber formwork on construction
projects.<br></p><p>3) Disadvatges of IBS:</p><p><span style="font-size: 13px;">i. Disadvantage of ibs it show that complete structure cant be renovated because the ibs system is ready product .</span></p><p>ii. The higher transportation and building cost will be produced</p><p>iii. The use of IBS will insufficient skilled worker on construction project</p>]]></description>

         <description><![CDATA[<p>1) What is IBS?
Industrialised Building System (IBS) is a term used in Malaysia for a technique of construction where by components are manufactured in a controlled environment, either at site or off site, placed and assembled into construction works. CIDB Malaysia, through IBS Centre is promoting the usage of IBS to increase productivity and quality at construction sites through various promotion programmes, training and incentives. 

2) Advantages of IBS:
-Speed of construction is two times faster than conventional method. 
-No formwork is required as it will all be incorporated into the blocks.
-Environmental friendly as less formwork thus less wastages. Besides, air gap feature helps heat and sound insulation.</p><p>
3) Disadvantages of IBS:
--High initial capital cost for the contractors.
Lack of aesthetic value as building tends to be very boxy and square-y, which may not look as impressive.
Result in problems in the joints resulting in water leakages.

One of these techniques is the utilisation of standardised forms of pre-cast concrete and prefabricated steel structures in construction works. The system also involves offsite, and to a lesser extent, on-site, mass production of building components. This system of construction allows for a more efficient and cost effective construction cycle because the pre-cast concrete and prefabricated steel structures for each individual project are customised and standardized. In addition, there will be improvements to the quality of these pre-cast concrete and prefabricated steel structures as there will be greater consistency in the fabrication of these structures. Such pre-cast concrete and prefabricated steel structures are particularly useful for high rise buildings or mass housing estates where a similar structure can be replicated numerous times.</p><p>ADVANTAGES AND DISADVANTAGES</p><p>ADVANTAGES</p><p>i. Less construction time
IBS requires less construction time because casting of precast element at factory
and foundation work at site can occur simultaneously and the work at site is only
the erection of IBS components. This leads to earlier occupation of the building.

ii. Cost savings
The formwork of IBS components are made of steel, aluminium or other materials
that allows for repetitive use and this leads to considerable cost savings.

iii. Saving in labour
When the IBS components are produced in factory, higher degree of utilisation of
machine is permitted and the use of labour will be reduced and lead to saving in
labour cost.

iv. Less labour at site
The use of IBS will reduce the construction process at site and consequently reduce
the number of labour required at site.

v. Optimised use of material
The utilisation of machine during the production of IBS components lead to
higher degree of precision and accuracy in the production and consequently
reduce material wastage.

vi. Higher quality and better finishes
An IBS component have higher quality and better finishes due to the careful
selection of materials, use of advanced technology, better and strict quality
assurance control since production in factory is under sheltered environment.

vii. Construction operation less affected by weather
Faster project completion due to rapid all weather construction. The effects of
weather on construction operation are less due to the fabrication of IBS
components is done in factory while at site is only erection of the components.

viii. Flexibility
IBS provides flexibility in the design of precast element so that different systems
may produce their own unique prefabrication construction methods.
ix. Increase site safety and neatness
Utilisation of IBS components leads to less construction process especially wet
work at site. This will lead to the neater site condition and increase safety. 

x. Environmental friendly
The use of IBS will decrease the using of timber formwork on construction
projects.</p><p>DISADVANTAGES </p><p>i.The initial cost of IBS is high. The cost required is the cost of set up the factory,standardize the sizes, improve quality of the products, casting beds and supportmachinery . Adoption of IBS requires the governance of a specificorganization which is costly in terms of standardisation of sizes, improve the buildingregulations through research, quality of the products and so on. The extra cost is alsoneeded to train foreign unskilled and semi skilled labourers so that they are able to doIBS construction work.</p><p>ii. training will be wasted if the worker decided not tostay in our country. It will be wasteful either for the constant change of worker and theretraining of new worker. (Lim, P.C, 2006). Hence, only large project undertaken can be cost effective . Besides, the IBS cause the contractors and manufacturers to use this technology to monopolize the market. The reason is that many companies are still unwilling to adopt it because the high investment cost.</p><p>iii. As the IBS components are transported to the site and heavy machineries are involved in the installation process, the road surface at the site must be in good condition. Temporary site access must also existfor heavy vehicle. Hence, much money will be used in improving the road condition.Crusher run is necessary to be laid to improve the existing site access ground condition.The site access to the prefabricating factory must be consider so that manufacturing plant will not be delay in loading and unloading. </p><p></p>]]></description>
