Lack of affordable housing in Toronto.

As a group we have decided to cover the topic of “Lack of Affordable housing”

As a group, some of the main factors for this are:

Higher demand for properties in more “desirable” neighbourhoods

Those that have received rent geared to income in the past are still taking advantage of it as there are no penalties.

Those that make general minimum wage (14.25) or Student minimum wage (13.40) will not be able to afford rent, as well as the general cost of living (food, necessities like water, electricity and our general human bills.) Those that make minimum wage are looking at before taxes of an annual income of between $27,872-29,640)

There are a lot of foreign property investors within the GTA – They purchase properties, however they just rent it out. Yet to make up for their mortgage, they rent it our for around double what their mortgage is.

When minimum wage goes up Within the city, the cost of living increases as well.

The mortgage rates within Canada is high. even with good credit, and we need to put down a minimum of 25% on a house.. which in Toronto is about 2-4 years of work (if you don't have bills or anything to pay for where all your money just goes into savings)

Our Social Innovation To HAVE Affordable Housing Within The GTA.

As a group, our social innovation to create opportunities for affordable housing is to essentially create a "community" Our idea is to use buildings that are looking to be torn down, to build either condos or malls (normally for location) but to repurpose it. Essentially we would be creating a safe place, where those that need housing immediately could come. Our objective is to give those the help that they need. There are those that cannot find housing as they have addictions, children, no job etc. Our proposition is to create an environment where for those that need it to stay - essentially rent free until they get on their feet. We would create a place with a daycare, a financial advisor as well as someone that can help these get, and keep a job. Our idea isn't for just for right now, but to benefit those with long term goals. Whether that be they want to save up and move across country, save up to purchase their own house etc, we would have the resources on hand for them.

Our plan for the first month - 3 months, will essentially be a shelter for those that need it. We would be helping those get off the streets- as well as helping them clean up their lives. However, once our "clients" are stable and comfortable, we would help them achieve employment, and create an affordable rent - geared towards their income as well as taking in the consideration of all the costs of living.

How are we going to make this possible? As the Government of Canada is well aware of lack of Affordable Housing, I believe the pitch would definitely have them support us. As partial of this would be considered a shelter - However unlike a shelter; theres no time limit, nor would we force people out- if they cannot afford to leave. It's more of a long term innovation that not only motivates those to get to where they want to be, but they have the help to do so. Another way we plan on doing so is Funding Support for Investors who are willing to help to build affordable housing and Investing In community innovation projects geared towards affordable housing

Since credit scores are a major factor in finding housing anywhere, our proposition would entitle those to get the help they need to one day be able to say they turned their lives around, and our now a proud home owner. In conclusion, his bypasses waitlists that the City of Toronto has in place, which isn't helping the problem- but making it worse.

I have done a decent amount of research on this subject on my own. As a single mother, and now due to the pandemic I am unable to work. I have been looking to move out since before my daughter was born last year, and even while working full time, it would be nearly impossible for myself to pay rent, groceries, formula, and every other thing my daughter needs. I had looked into the "Rent-Geared to Income" through the City of Toronto, and was stunned when I seen how long the waitlists were. I have a friend within a co-operative, and his parents had been living there since before he was born (29 years ago) The rent is around $1,100 for a town house... yet the waitlist for the same co-operative is 20 years, and it gets longer every single day. Average rent within Toronto is $2,000-3,000/month depending on the area. Unless you are making more than $4,500 - roughly $1,125/week or around $28.13/hr... yet jobs that offer that type of salary are hard to come by; you are not going to be able to last long.. because anywhere you go, you have to pay utilities (hydro, water, cable, our cell phones, and if we drive we have car payments & insurance)

As Toronto has become a hot spot (as listed in the TheStar article, There are way more people than there are housing options. not particularly affordable housing- but housing in general.

Another huge issue that goes hand in hand with lack of affordable housing- is the fact that for families or single mothers or fathers, often times they have to choose between working or daycare. I had applied for subsidized daycare in November 2019, so I would be able to go back to work. I joined the waitlist almost immediately after my daughter was born I had only received an email stating I am now at the top of the list in December of 2020. Without subsidized daycare its around $200-250/ day. People should not have to pick between working (having money to feed their families) and having a safe environment for their children while they do so.
