There are 8 main indicators:
1. Construction spending
U.S. Census Bureau makes monthly reports on new domestic construction spending in the country. The report gives a breakdown of residential and nonresidential spending, as well as private and public spending.
2. New residential construction
US govt. report that focuses on new residential construction
3. Number of Home sales
The National Association of Realtors puts out reports on the number of used homes sold every month.
4. State-level home sales
Various realtor groups in each state put reports out on home prices in their respective areas.
5. New home sales
Govt. report that looks at how many new homes are sold nationwide.
6. Pending sales
Made by the National Association of Realtors; basically says how many deals are expected to close in the close future.
 7. NAHB's housing market index
The National Association of Home Builders makes a monthly index that looks at the level of confidence that builders have in the single-family housing market. They also make projections for the next six months.
8. Regional price indices
S&P essentially compares housing prices for different regions.

- The housing market directly impacts residential investments, which is correlated to economic growth
- As housing prices increase, it encourages additional construction spending
- Increases in housing prices usually encourage homeowners to spend more due to heightened confidence in the economy.
- As of 2019, about 65% of homes were owner-occupied, which conveys that the majority of people who own houses trust the economy enough to make a major purchase.
- Useful in knowing how much trust people have in the economy. If housing prices are higher, buyers trust the economy enough to make a large purchase. If housing prices drop, the economy is doing worse because people aren’t faithful to buy homes.

- The economic recession due to the pandemic has plummeted mortgage rates
- This has increased demand for housing while supply remains low, which in turn sharply increased housing prices.
- An absence of house tours and in-person events has caused fewer homeowners to list their homes for sale and more to take their houses off the market entirely
- Government regulations have also limited the number of houses built
- homeownership rates among millennials and other minority groups have declined
- Though home prices have increased, the housing market during COVID reveals a flaw inside the indicator
