Construction of the EXO Building was recently finished, it is an outstanding new addition to Dublin City's skyline. The tallest commercial building in Ireland, spanning 16,000 square metres and featuring three basement levels, ground floor receptions, mezzanine, 15 stories of office space, a roof garden, roof plant and upgraded public space lighting, is 16 storeys high (Dublin's Iconic Exo Building, 2022). With three elliptical cores supporting the building at ground level, it is one of the most striking buildings in the capital and offers 360-degree views of the city.

The installation of JVE's electrical services, which included disabled services, MV/LV distribution, lightning protection, CHP, life safety generator backup, fire alarm, security, and feature lighting in public areas, façade, and reception, was finished. Building Information Modelling was used to help with the installation (BIM). This made it possible to use 3D Revit to coordinate the project with all stakeholders and provide the client with a handover that included real-time maintenance folders that could be accessed via the 3D model. The EXO building has a variety of feature lighting configurations. Whether travelling by car or on foot, the illumination definitely enhances the EXO's immediate visual attraction. The roof cladding is given a modest yet striking feature by the Crown Lighting located on the 16th level top. With the help of bollards, uplights, planters, and seat lighting, the eighth-floor roof terrace is beautifully lit. Downlights at street level cast a stunning glow on the architectural fins that encircle the elliptical cores. This continues into the reception areas, creating the appearance of drum lights shining through each glass enclosure.

Challenges

The site adjoins the busy East Wall Road to the east and the 3 Arena to the west and was required to mitigate against traffic noise from the former and the large numbers of pedestrians expected in the adjoining public areas of the Point Square before and after events in the latter. The north end of the development was also required to be tied into the existing Point Village development over three basement levels (MCA Architects n.d.).

Solutions

The office project, which will be the highest office development in the city, is designed to mitigate noise from East Wall Road traffic by raising seven or fifteen stories of completely glass office space over three oval, RC drums. This allows for easy exterior site mobility at podium level. This required the cantilevered office areas from the three RC cores to adopt a structural steel solution. The reception halls are housed in single-story glass boxes on the north and south ends of the structure. This configuration also makes it possible to equip the building's bottom floor at Level 08 with a sizable landscaped terrace that provides expansive views of the surrounding city to the south, east and west.

Situated at the meeting point of the Central District neighbourhood and Capitol Hill, this six-story, 50,000-square-foot structure aims to become the greenest commercial building globally. Being a net positive energy, net zero water, and net zero wastewater building, it is a perfect illustration of a living structure.

The Bullitt Centre was intended to serve as an emulated framework for promoting market transformation and showcasing sustainably produced goods that are economically feasible (Acquisition International , 2010). Rooftop solar panels provide more electricity than the building requires, with any extra power being fed back into the grid. In addition, rainwater is collected by the building for irrigation and other non-potable uses like toilets.

Unfortunately, the project team For the Buillit Centre could not think of a way to boost the sunshine, but they knew they could maximize the area covered by solar arrays and install the most efficient panels commercially available. The Bullitt Center’s 242 kW photovoltaic solar array extends beyond the roofline, cantilevering them over the surrounding sidewalk. The city owns the air rights above the sidewalk, so the Bullitt Foundation leases this area. The Sunpower panels installed were 20% more efficient than the competition in 2010, Over the first 10 years, the solar panels generated on average 247,502 kWh annually. The grid functions as the battery (Brant, 2023).

The panels are just one of many features that make the Bullitt Center a living system that pioneered sustainable, multi-story design in the Seattle area.

Biomimicry components include natural ventilation with night flush and operable windows and blinds that open and close to regulate heat inside the building. Nature’s ability to shed heat like the stomata in plants and pores in our skin regulates internal temperatures, much in the same way the windows and blinds do for the center. The Venetian blinds rise when maximum light is required and lower when shade is needed. The blinds also tilt upward to allow light to illuminate inside without causing unwanted glare on electronic devices. The large windows also provide adequate natural lighting so electric lamps are rarely needed.

The windows also pop out 8 inches to allow air circulation overnight. The warm air exits out the top of the window as cooler night air circulates through the bottom.

The group came up with strategies to benefit from that moisture as well. According to the city, hydropower reservoirs provide the majority of Seattle's commercial electricity. During the winter, the rainwater collection reservoirs fill up, necessitating the need to spill water and, ideally, produce energy. Throughout the summer, the reservoirs gradually empty, forcing users to use water more sparingly. With a 50,000-gallon cistern on site, the Centre can meet all of its water needs, and during the summer, it feeds any excess water into the grid. In the winter, less electricity is generated than consumed, and hydropower dams' stored energy is used again (Brant, 2023).

A greywater treatment system is in place that makes use of waste compost, evapotranspiration, and infiltration.

Aiming to raise the standard as stewards and co-creators of a living future, the Living Building Challenge was completed in April 2015, making it one of the greenest commercial buildings in the world. There are seven performance categories in the challenge: place, water, energy, materials, equity, and beauty.

The seventh-tallest building in the world and the third-tallest in China, this recently completed tower is a testament to RLP's (Builders) extensive skills in using building information modelling (BIM) technology to design and execute world-class structures (Archello,n.d.). In this case, BIM significantly reduced the time and cost of the tower’s construction, and played a vital role in optimising its striking, crystal-clear hyperboloid winding glass curtain wall. Architects have begun using digital modelling to improve efficiency and accuracy, especially during the design and construction of ultra-complex buildings like the Centre, as it increases accuracy and reduces resource use.
