You’ve been apartment hunting for awhile now and you’ve found the perfect place. You want to inquire about tenants’ insurance. Although it is not mandatory in Canada, your landlord might require it. It could be a condition of occupancy that’s built into your lease (meaning you cannot move in without proof of tenant insurance). With a basic policy you are covered in 3 ways; contents coverage (which means coverage for your belongings) , liability ( water, theft, accident, damage, etc.) , and additional living expenses ( covers you if you cant live in your rental because of any damages). Review the video for more information.

Renters Insurance ( or tenants insurance ) is insurance that provides coverage for your belongings against common risks such as theft, fire, loss and more. It's a great way to protect your investment in your personal property. Although tenant insurance is not always required, it's always a great idea to look into. Plans are so cheap- don' t wait until it's too late!

Imagine returning home one day to find out you’ve been a victim of theft. Imagine worse yet, you come home to a fleet of fire trucks dousing the smouldering ashes of your home. What would you do? Could you afford to replace ALL your property or to stay in a hotel until the damages were repaired? Your landlords’ insurance only covers THEIR property, not your personal property or injury. Renters insurance covers personal items lost due to smoke, fire, wind, hail, theft, vandalism and water damage. Renters policy could even help cover the cost of hotel, food and other living expenses in case of tragedy.

Protecting yourself and your investment; insurance for tenants. Tenant insurance is crucial to avoid any legal action while you have tenants occupying a rental space. 3 variations of insurance you want to be aware of as a landlord are liability to landlord insurance (bare minimum you should require tenants to have; protects you from liability to damage example fire, flooding, etc.) , renters insurance ( may purchase insurance on the tenant behalf and then bill them accordingly) and commercial liability insurance.
