I think Appa is a good and caring person because he care about his place 

I think he is the type of guy that has loyalty and integrity because he doesn't want to get rid of this place for his community also a guy that wont do anything for allot of money because Mr. Lee offered allot of money but he turned it down 

its shows that Appa has a good personality and sometimes he is being funny but when its serious he cares for it. He values his community, wealth, health, and family. What motivates Appa to not sell it by having the store to gain money and to give it to Janet so she can take over
