1. What are the overall business goals that the project will achieve?

2. What are the budgetary constraints within the project, and how are they split?

3. How are you going to go about funding the project, and do we need to wait for funds before the project goes ahead?

4. What is the overall proposal of the project? I.E would you like to retain the existing building, or demolish and re-build? Given that the property is not listed.

5. When would you like the project to commence on site?

6. Who has the ultimate responsibility for driving the project forward in terms of time frames and costs?

7. As you are a profitable organisation, does this project have a percentage on return agreed?

8. Are there any material specifications proposed to date?

9. What will the buildings overall purpose be?

10. Do you have a deadline this project must be delivered by?

11. What is your driving factor? Cost, time or quality? And what can be compromised.

12. For any reason should the project not be met, I.E the U.K heads for recession, what would be the consequence of this not being met? (shareholders are affected etc?)

13. What is the reason for the location of the property being further away from London than any of your other projects?

14. How are you going to sustain overall financial viability from start to finish?

15. What types of IT design software will be used on the project, such as BIM?

16. Have all potential risks been identified?

17. What are the business goals that the project is aiming to achieve?

18. What business benefits will these goals deliver if achieved?

19. What will be the consequences to the business (financial, reputation etc) if the project does not go ahead or fails to deliver the objectives?

20. Are there any easy-to-implement alternatives to this project? Sometimes other solutions are available that do not require the cost implications of a full-blown project.

21. Are there any disadvantages to implementing this project

22. Who is the main stakeholder, with ultimate responsibility for driving the project forward? It is important that someone senior takes ownership of a project – that person should never be the project manager.

23. Who is responsible for ensuring appropriate resources (time, people and money) are allocated to the project? This should be someone with the authority to allocate whatever resources are required.

24. Who will be responsible for deciding whether the project goes ahead or not after the initial investigations?

25. Is the new project dependent on the successful delivery of a current project? If so, a full report on the status of the project already underway should be obtained before committing to the new project.

26. What are the success criteria that will indicate that the objectives have been met and the benefits delivered?

27. Will new equipment/products be required to facilitate project delivery for example is new software needed?

28. Will there be any necessary staff changes (redundancies or new hires)?

29. Will existing staff require re-training for example to learn new business processes?

30. Which individuals, teams or departments will be involved in the project?

31. Who will be responsible for documenting the business requirements in detail?

32. Who will determine interim and final deadlines? Projects where the marketing department, for example, decide on a deadline for an IT project have a far less chance of success than when informed estimates are made about the resources required.

33. How much contingency will be available in the budget?

34. Who will be responsible for making the decisions to include or exclude requested changes once the project is underway?

35. Will the project deliverables need to be tested and, if so, by whom?

36. Who will provide the final approval of the project deliverable?

37. Who is the client? This will determine what sort of project it will be from the outset

38. Who will be responsible for deciding if the project should go ahead following the initial investigations?

39. What are the budgetary constraints for the project? This will also help provide an indication as to the finish GPE are trying to achieve

40. Will there be a financial contingency in place for the project? Will there be an pot of additional funding should this be required

41. Is funding readily available for the project, or does current GPE projects need to be completed in order to release funds? Are the funds already in place to start the project or does ongoing projects need to be completed so that GPE have sufficient funds to begin

42. What is the intended purpose of the building and what are GPE setting out to achieve from the outset? Will it be an office, commercial space, retail etc. This will also be indicated from the first question as the client will determine what the building will be used for

43. What business goals will this achieve if the goals, and intended purpose, are met?

44. What are the consequences should the objectives not be met? Will this have a detrimental affect financially or will other factors be affected, such as reputation

45. What is the time frame for the project? As soon as possible is not really a sufficient answer

46. Does GPE have any material specifications? This may well depend on the intended purpose of the building

47. Who will be the main point of contact for the contract? This is vital as it will also be an indication as to who will be making the major decisions for the project

48. Have the necessary planning applications been submitted to the local authority? This is important prior to any works beginning. This will, again, help identify the main purpose of the intended building

49. Can the works be started prior to April 2019?

50. What is the deadline for the project?

51. Who is the contractor carrying out the works?

52. Will any new staff be required to facilitate the project?

53. Who will be responsible for allocating the appropriate staff to the project?

54. What are the disadvantages to carrying out the project?

55. Will any new software be required for the project? This could include software such as BIM

56. Will there be training provided should any new software/equipment be implemented? This coincides with the question above. Many people may not have used BIM so training may need to be provided to optimise the staff readily available

57. In order of priority (1 being most desired and 5 being least desired), please tell us what you would desire this project to be from the following: Minor Refurbishment, Major Refurbishment, New Build, Occupation and Sell, Other (Please elaborate)

58. In order of priority (1 being most desired and 5 being least desired),
please prioritise your client requirements that have been provided.

59. Please clarify what you mean by ‘start on site’ in April 2019?

60. Please clarify whether you wish to undertake design responsibility or
you wish this responsibility to be stepped down to a Main Contractor?

61. Please let us know whether you have party wall agreements for the East
and South elevations as we need to obtain those to ensure an optimal programme
is met.

62. Please clarify what environmental targets you will be hoping this project
achieves

63. Please inform us of your proposed NETT budget for this project?

64. If one is not in existence, have you managed to source a Project Team
including a PQS that can provide an Order of Cost Estimate?

65. Please inform us of your desired project completion date

66. Please inform us of any KPI’s that we or subsequent parties working for
you should adhere to

67. Do you wish for the lifts to be reinstated?

68. Do you have a conservation officer currently on board that we can liaise
with?

69. Do you have any particular requests (Employer’s Requirements) for this
development? i.e. details of the façade system etc

70. The ‘prospective tenants’ you refer to, who are they and what tenants
would you be targeting?

71. Assuming the project is in RIBA Stage 0, can all design details be
provided?

72. Has planning permission been obtained?

73. Has a planning application been put in yet?

74. Can we please have a project directory of all parties and individuals
involved with the project so far?

75. Do you possess details of the alterations and interventions that had
been carried out on this building in its entire history?

76. What return/profit are you looking to generate on this property and how
have you calculated this?

77. What resources/specialists does GPE has in house?

78. Can/will those resources be utilised in this project?

79. Is there a requirement to provide the commercial resources?

80. What is the budget?

81. What are the key dates for the project?

82. Who will be responsible for subcontract procurement?

83. Are there any specific/named suppliers or subcontractors that GPE would
like to use?

84. Is there a requirement to use document control system?

85. Is there a requirement to use a cloud platform for sharing documents
across parties?

86. What are the main constrains on the project?

87.
