      <description>In his role as principal and lead partner at AIA Terra Partners, Dean Britton analyzes and executes ground lease opportunities utilizing a bifurcation structure. Over the course of 14 years in this role, he has originated and closed on more than $1 billion in de novo ground lease investments, while innovating several structural elements of ground lease bifurcation that have subsequently become accepted as industry standards. Specifically, Dean Britton evolved the areas of CPI indexation, condominium ground lease structures, construction funding sequencing, and subordinate leasehold capital investments.

A Brown University graduate, Dean Britton previously served as chief financial officer of Broadway Real Estate Partners and chief operating officer of the CMBS lending unit at Deutsche Bank. His earlier career positions, meanwhile, include roles as a securitization product developer at Nomura Securities and head of real estate underwriting with BlackRock Capital Finance LLC. Beyond his work at AIA, Mr. Britton’s personal interests range from competing as an amateur squash player to alpine skiing.</description>
