A4: Partly true. The column chart in #3 shows that 4 room flats are consistently transacted at a larger quantity hence it may mean that the transacted resale price for 4 room flats may be on the higher end. This heat map shows that the 4 room flat type consistently receives a higher resale price transaction. 

A5: Yes, there are postal codes that are far from shopping mall but transacted at a higher resale price. They are 821308 (Punggol), 544273 (Sengkang) and 730204 (Woodlands). Postal code area that are nearer to shopping mall should be transacted at a higher resale price but although these 3 postal code areas are not the nearest to shopping mall, they are transacted at a higher resale price compared to other postal code areas that are nearer to shopping malls.

 

4. Resale by Flat Type use sum of values by category, If we change the sum to average resale, then 5 room and executive have higher values ranging in 500+ k onwards, probably due to floor area. Thou if we calculated based on price of sqm then it will have a different trending,

Yes, but adjustment need to be done to the chart to set control variable – e.g. 4 room only, average distance, average resale price - then we spilt the scatter into 4 quadrants then the top right quart will give the high price, longer distance postal codes like 523871 Tampines where mall distance is 1066 with resale price of $569,000. Overall there is very little such cases in the top right quadrant.
