Preparing Finances for Home Ownership

Gustavo L. Vila serves as an associate broker with William Raveis Real Estate in Yorktown Heights, New York. As a certified home ownership professional (CHP), Gustavo L. Vila helps New York buyers understand the process of buying a home.

Before buying a home, a person must first make sure that his or her finances can handle the strain of down payments, mortgage obligations, and closing costs as well as such continuing expenses as real estate taxes, utilities, and repairs. Even the process of moving and setting up a new home involves unavoidable costs, so the actual purchase should not drain the buyer's savings account.

While specially allocated savings can help to pay for initial expenses, the homeowner should also ensure that mortgage payments and other monthly costs are affordable, based on his or her current income. In general, professionals recommend not spending more than 35 percent of one's monthly income on all housing costs combined, including utilities and taxes. Calculating this figure can help the home buyer to determine what an affordable mortgage payment might be.

Finally, the buyer should make sure that his or her credit rating is good enough to secure a mortgage loan with affordable monthly payments. Low credit scores typically correlate with higher interest rates and/or a larger down payment, so it is important for the buyer to check his or her current data and ensure that it is accurate. If there are no incorrect elements, but the income, down payment, or credit score is still too low, the buyer may wish to build up his or her assets or credit before applying for a mortgage.

ABA to Study Workplace Biases against LGBT and Disabled Lawyers

An experienced law enforcement and legal professional, Gustavo L. Vila spent two decades with the New York City Police Department, serving in investigative and command roles before he retired from the force in 2002. Now, he provides expert risk management and mitigation advice to his New York clients. In addition to his everyday work, Gustavo L. Vila maintains membership in the American Bar Association (ABA).

The American Bar Association indicates it will conduct research across the nation to determine to what level LGBT attorneys, other sexual minorities, and those who are disabled experience discrimination or other negative biases in the course of their legal work. Researchers at Syracuse University will roll out the study, which is part of the organization’s Pathway to the Profession initiative, based on data gathered from the National Association for Law Placement.

These figures show that LGBT lawyers typically take different roles than their heterosexual peers, prompting researchers to study whether or not those choices are impacted by workplace biases. Additionally, the research shows that disabled lawyers tend to have a more difficult time finding employment compared to other groups.

Selling a Home From Out-of-State

A formed NYPD lieutenant, Gustavo L. Vila serves as a licensed real estate associate broker for William Raveis Real Estate in New York. Gustavo L. Vila is also a Certified Homeownership Professional (CHP) with the company and works with home buyers and sellers both in state and out of state.

Selling your home while out of state can be worrisome, but you can ensure the process goes smoothly by choosing the right real estate agent. This individual is responsible for showing and marketing your home, and checking on it while you are gone. Good agents also hire contractors on your behalf to handle necessary repairs and upgrades. Since your real estate agent plays such a big role in how your house sells and how much money you’ll spend selling it, you need to make sure you find someone who is trusted and familiar with the sales process.

Once you have a good real estate agent, you can help with the selling process by making your home inviting to potential buyers. Remove as much clutter from the home as possible and fix up any cosmetic problems before you leave town. However, you may want to leave some home furnishings behind to prevent the house from feeling too vacant. Homes that are vacant often make buyers feel that there is something wrong or that you are desperate to sell quickly. Consider hiring a professional stager to assist you with figuring out what items should stay and where they should be placed.
