         <description><![CDATA[<p>From the site survey, we found that the current building condition is useable and the major concern and repair work needed is the roof structure, and the thermal insulation need to improve. The structure need to highly inspection by the engineer due to the building is not highly maintenance and the building was 54 years old. </p>]]></description>

Therefore, our project team justify that the hotel have better viable project value.

         <description><![CDATA[<p>Picture below showing  floor layout for the double decker bedroom design. In ground floor is propose 5 pair of single bedroom, first and second floor layout and it propose 5 pair of single bedroom and 5 pair of double bedroom in each floor. Therefore in total there have 15 pair of single room which is 30 single beds and 10 pairs of double bedroom which means 20 double bedrooms. Total can be fix 70 people. </p>]]></description>

         <description><![CDATA[<p>A developments appraise have carry out and shown that the office payback period is 5 years 4 months, the Annual Average % Rate of Return is around 19% and the IRR is 13.6, which mean if the interest rate is 13.6 the profit will be zero. While the hotel payback period is 3 years 2 months, the Annual Average % Rate of Return is 31.45 which is very good investment and the IRR is around 29%. From the appraise show that hotel has better IRR, Annual Average % Rate of Return and payback period compare with office block. This is clear that the hotel is viable than the office block.
