Video #1: Drawing Conclusions: Is renting really a waste of money?

https://www.youtube.com/watch?v=NZR_vMTLfIk
I choose this video because it effectively addresses both sides of renting vs. buying a home through a comprehensive visual scenario. In this video, it starts off by stating that most people think renting is a waste of money and you will not get any farther ahead financially by renting, and although this is mostly true, it is possible for the renter to come out ahead. The rest of the video the narrator spends explaining and drawing out a detailed scenario of Roger the renter and Owen the owner using different variables, that show the different possible outcomes. Finally, the video concludes by stating that there is no real way to know all the variables to know which choice is correct. I found this video to be very interesting. I felt that instead of saying one option is right and one is wrong, it did a good job of laying out different perspectives. A piece of information I found useful was the idea that after paying rent, putting the money leftover into other investments.

https://www.youtube.com/watch?v=R0XQ51l5wdo
I choose this video because I felt it did a good job outlining all the costs associated with buying a home. The video starts with talking about the down payment and mortgages. It explains the two types of mortgages (conventional or high ratio) based on making a down payment of more or less than 20% then talks about needing insurance on the mortgage for less than 20% payment as well as the companies that it can be obtained from. The video then moves on to discussing an option for first time home buyers through their RRSPs. After that, the second half of the video spends time going over other costs that can occur from buying a home such as; appraisals, home inspections, land transfer tax, property insurance and closing costs. Something I found to be useful in this video was the list of all the various costs involved in buying a home. It was eye opening to learn that there is so much more to buying a home then the down payment and mortgage.

https://www.youtube.com/watch?v=Oj2WNHNQSbM
This video addresses the on-going debate of whether renting or buying is a better choice. I feel that the video brings up several good points on the renting position. After the introduction, the video starts by stating that everyone is taught or pressured that buying a home is the right choice. It then continues explain that the decision to rent or buy depends on an individual and their life. After that, it discusses the idea that buying a house and having a mortgage is a forced savings plan. Later in the video, it relates the housing market to investments in regards that anyone investing says to diversify and by buying a house you are “putting all your eggs in one basket” and not diversifying your investment. It also states that it can just be a poor investment. The last topic discussed in the video is that there should be incentives to rent as there is to buy. One piece of information I found useful was the points about the home being an investment in which you are not diversifying like many investors say to do.

The image shows some major factors that one might consider when deciding which option is better. If you are looking to settle down and want to be more stable, then buying might be a better option. If you are working on fixing your credit or are in the process of saving a down payment, then renting may be better. I thought the image was useful in the way it was laid out so at a quick glance it was easy to see the pros of both sides.

In this image it is interesting to see how the home prices vary from one end of the country to another or to even see the price change within the same province. This information is very useful to decide if your income would able you to afford a home or maybe if there is an option to relocate and afford a home elsewhere.

This image makes some good points for buying a house. One point is that whether you buy or rent you are still paying for housing. So essentially its it is saying that since it is something you must pay for anyway you might as well pay for something you can get more out of. The image also points out that it can be a good opportunity for saving and investing. I found the image useful as it has many valid points towards buying. The last point on there was the most useful to me as I had never thought about buying a home for that reason, but it was an interesting reason to buy.

Website #1: CIBC Mortgages

https://www.cibc.com/en/personal-banking/mortgages.html
I choose this website because it has several different resources that can be useful tools when considering buying a house. Any bank would have a part of their website dedicated to mortgages, but I choose CIBCs website because I am most familiar with it and it is very user friendly. This website lays out all the resources right on the front page to easily navigate to what information you are looking for. Some of the resources include, buying my first home, buying my next property, and renewing my mortgage. Scrolling down the page there is a section that shows their featured rates and a link to view and compare all their rate to see what is best for you. Further down the page there is a link that shows all their calculator. These calculators are important to allow the user to see if they can afford to rent or buy, how much they can afford, and how much payments would be. These are important and useful tools when deciding to buy a home. At the bottom of the page it has links to contact a person. What I found useful on this website was the links to contact a person. If you are looking into buying a home and doing your research, you may not understand what you are looking at. Having the ability to talk with or meet with someone can be important in deciding in what, if any, that you can afford or to start the mortgage process.

Website #2: Canada Mortgage and Housing Corporation

https://www.cmhc-schl.gc.ca/en/co/
This website is relevant to this topic because Canada Mortgage and Housing corporation is Canada’s main company for mortgage insurance. This website has a variety of resources for not only mortgage insurance but general information on buying a home or even just renting a home. It has a variety of tools like mortgage calculators and checklists like home inspection or home features. Under the buying a home tab it has several links to navigate to what you need to know to buy including “Homebuying Step by Step”. The Mortgage Loan Insurance tab give much information on mortgage insurance loans. Finally, the renting a home tab gives you information such as what is within your rights as a renter. I personal found the renters tab of the website to be useful as I currently rent, and it gave me some insight as to what my rights as a renter are. Overall, this website is useful for anyone looking for information on any of the above topics.

https://financialmentor.com/calculator/rent-vs-buy-calculator
Although some of the information may be found on other sources included, I choose this website because I feel that it gives an easy to understand over view of the pros and cons of renting and buying a home as well as an well laid out Rent vs. Buy calculator. The calculator on this website is very detailed with the information inputs to help determine if renting or buying is a better option. Below the calculator it lays out the advantages and disadvantages of renting then the same for buy. At the bottom of the page it gives its final thoughts and a list of definitions to help the reader understand what they are looking at and reading. I found the list of terms/ definitions to be vary useful. I myself have an understand of a lot of the concepts on the website, but for someone who hasn’t had any experience in this topic it would make the decision a lot more difficult if you don’t understand what you’re reading.
