         <description><![CDATA[<div><strong>Rental Property Scams<br></strong>A rental property scam is where a scammer advertises a rental property that they do not own. They take the information from another website, and just change the contact details to their own. The victim then calls up, or emails, wishing to rent the property. The scammer gets them to pay the first month's rent and bond upfront (online), and then disappears. If the victims wishes to inspect the house, then the scammer claims that they are interstate or overseas on Holiday.<br><strong><br>How to Prevent it<br></strong>Always inspect the property before paying or get someone you trust to.<br><br>Never pay online with an online transfer.<br><br>Always sign a written lease.<br><br>Identify the owner of the property<br><br>Meet the landlord in person<br><br>Check market rates in the area</div>]]></description>

         <description><![CDATA[<div>Investment scam<br>Often websites will tell you that they can predict the outcome of shares or sports and you will then spend lots of money by betting on something on this sketchy betting site. The owner of the sketchy will have all your money and they aren't going to pay because the prediction wasn't true.<br>If something that seems too good appears, it probably isn't true and they are probably going to try and rip you off somehow. </div>]]></description>

         <description><![CDATA[<div>-What it is?<br>Charity scams are when a person or a group of people pretend to be a charity or working for a non-profit cause to get money from you. They could contact you via email, fake website or they might approach you in the street. This is a tactic commonly used as they can try to guilt trip you into giving money.<br>-How to Avoid it?</div><ul><li>Check the ACNA (An Australian government data base)- shows which charities are legitimate and gives information on them  </li><li>A warning sign of a non-legitimate charity is if they approach you on the street and try to make you feel guilty for not donating if you don't fully trust that they are an actual charity </li><li>A fake charity could use a well-known charities name and use a fake email address or website- how to tell is to approach the charity you want to donate to </li><li>Always ask for the id of the collector you are dealing with </li><li>Never give your money or financial details to someone you don't trust </li><li>Donating online always check that he website starts with <em>https </em>and a closed padlock symbol </li><li>If you think you have donated to a phoney charity immediately contact your bank and the ACNC as they might be able to investigate </li></ul>]]></description>

         <description><![CDATA[<div><strong><em>Online selling scam:<br></em></strong><br></div><div>What is an online selling scam: Online shopping scams are scammers that pretend to be online sellers, they either use a fake website or a fake ad on a genuine retailer site. <br><br></div><div>How this scam works: They use the latest technology to set up a fake retailer website that looks like an online retail store. They tend to use sophisticated designs and sometimes stolen logos, the same layouts and even a ‘.com.au’ domain name and stolen business numbers. <br><br></div><div>All these websites offer luxury items and popular brands of clothing, electronics, and jewellery at low prices. Sometimes you will receive the item, but they will be fake, other times you will receive nothing back at all. <br><br></div><div>A newer version of online shopping scams can involve the use of social media platforms with setting up a fake online store. But the store will only be open for a certain amount of time, often selling fake branded clothing. <br><br></div><div>How to avoid it:<br><br></div><div>·       Shop on a trusted website. </div><div>·       Check the reviews, to see if the comments and likes are good or not. <br><br></div>]]></description>
