         <description><![CDATA[<div>Landlord's are responsible for maintaining the rental unit, keeping them in good state of repair. That is including all health, safety and housing.          <description><![CDATA[<div>In the Law text book: Introduction to law in Canada. while it states that a tenant should have right to privacy, the landlords should have the right to enter the unit in certain circumstances. Which is only when these reasons are might by the landlord: 1) written notice given to tenant within an 24 hour prior to entering the residence<br>2) only when one of the permitted reasons set out in the Act<br>3) Landlords are only allowed to enter in unit between the hours of 8am and 8pm.  <figure class="attachment attachment-preview"><img src="http://www.captus.com/information/catalogue/images/I2Law2014.jpg" width="134" height="173"><figcaption class="caption"></figcaption></figure> For more in depth explanation look at the text book, under Privacy (Pg: 266). </div>]]></description>

         <description><![CDATA[<div>The <a href="http://www.landlordandtenant.org/glossary/landlord/">landlord</a> must ensure that:<br><br></div><ul><li>the living space is safe and meets minimum housing, fire, building, and health standards;</li><li>the heating, wiring, and plumbing work;</li><li>the structure of the building is maintained including windows, doors, walls, roofs, ceilings, floors, and stairs;</li><li>the fridge and stove work; and</li><li>the <a href="http://www.landlordandtenant.org/glossary/common-areas/">common areas</a> are clean (common areas are the spaces shared with other tenants including hallways, stairs, and parking lots).</li></ul><div>The <em>Residential Tenancies Act</em> states that in order to enter a tenant’s unit to do repairs, the landlord must give <a href="http://www.landlordandtenant.org/glossary/notice/">notice</a> to the tenant, except in the case of an emergency.<br><br></div><div>Sometimes the tenant will be responsible for making repairs or maintaining the rental property. The tenant should read the <a href="http://www.landlordandtenant.org/glossary/lease/">lease</a> for information about what they are responsible for. The tenant is usually obligated to:<br><br></div><ul><li>keep the property clean;</li><li>inform the landlord of any needed repairs;</li><li>repair any damage they cause to the property; and</li><li>make small repairs (for example, changing light bulbs or unplugging drains).</li></ul>]]></description>

         <title>Early Termination by the Landlord</title>

         <description><![CDATA[<div>A landlord may terminate a tenancy early (before the end of a fixed term or period of the tenancy agreement). Only for a "for cause" reason specified in the Act. The act permits early termination by the landlord if the tenant: <br>1) does not pay the rent in full<br>2) commits an illegal act in the rental unit or residential complex that impairs the safety of other tenants or the landlord. <br>3) misrepresents her/his income (applies to subsidized or public housing only,) <br>4) cause damages to the rental unit or residential complex<br>5) substantially interferes with the reasonable enjoyment of other tenants or landlords or lets too many people live in the rental unit. <br><br><br></div>]]></description>
