Generally we will use the most consistent feedback received to determine the market value. Ultimately, setting the reserve at market value will most likely ensure competitive bidding once the bids reach the reserve. Remember the purpose of the inspections leading up to the auction day is to assess the feedback so that we may determine the reserve closer to the date.</p><p><br><strong>Q U O T E D   G U I D E</strong><br>We will quote a guide as discussed this guide will give us an indication of the interest at that price level. If the interest is high we have ask you to increase the guide. If the interest is low than we know the guide is presumably too high and an adjustment would need to be made early t o continue the momentum of the auction campaign.</p><p><br><strong>O F F E R S   P R I O R</strong><br>The preference is to run the property all the way to the auction date however, if we find that one purchaser is determined to secure the property prior to the day and is offering a figure well above the feedback, then we will advise accordingly.</p><p><br><strong>V E N D O R   B I D</strong><br>In the event that the bidding stalls, as a vendor we are allowed to exercise one vendor bid however, the preference is not to have to use this vendor bid and ensure that the guide is accurate, the reserve is in line with feedback and competitive bidding is present.</p><p><br><strong>R E S E R V E   P R I C E</strong><br>The reserve price is the figure that you agree to sell the property at should the bidding reach this figure. In our experience once the reserve price has been met usually if there is enough competition bidding will increase as the purchaser is now aware that the property will be sold. Note: once we have reached reserve the vendor has an obligation to sell the property. We will meet to set the reserve generally 3-4 days prior to the auction, as by that time we would of gathered all the market feedback and have enough information to accurately determine the market value.</p><p><br><strong>O T H E R   A G E N T S</strong><br>Some agents may still contact you to inform you about:</p><p>- Their 'own' developers that will pay more.<br>- That the marketing campaign is ‘wrong’.<br>- How your property is worth substantially more now.</p><p>They will usually pick a figure that is unlikely to eventuate, to stop you from making a sound judgment and ultimately hold out from selling, in order to use their services at a later date. This is evident with all listings. However, it is rare in the market as most agents are ethical, but the practice is not uncommon.</p><p> </p><p><strong>C R I T I C A L   S T A G E</strong><br>As we approach the auction day it is important that we assess the buyer’s feedback from previous weeks and ensure the reserve is reflective of this feedback. It is critical that we get the reserve right as over shooting the reserve could be a determent to the sale. Most auctions fail purely because of a misalignment between feedback and vendor expectations. Our aim is to exceed your expectations however the process must be followed to do this.</p><p><br><strong>R E L A T I O N S H I P</strong><br>Our company will never force you or engage in pressure tactics, with the view to have you enter into a contract. We will ascertain the highest possible price, whilst working closely with you. Every move we do within the auction campaign must be aligned with the feedback we have received.</p><p><br><strong>N E G O T I A T I O N</strong><br>We will ask you for permission to dismiss offers on your behalf, if we feel the offer is:</p><p>1. Not serious; and<br>2. We can get more from the market.</p><p>Once we have exhausted our efforts, at that point we will inform you that we believe the highest price has been achieved and why, after which the decision will be yours to make.</p><p> </p><p>We will extract the best possible result. A verbal offer with no commitment is simply not an offer.</p><p>Early offer, what does that mean? The buyer who pays the most, is generally the buyer that has been in the market the longest. We may get an offer immediately from a buyer that has been in the market within 3 months with a high emotional attachment. When selling your property however, the most important opinion comes from the person actually making an offer and looking to buy the home. Our agency will have direct contact to these people and will pass on all interest to you. Our job is to represent you in the open market place and ensure the highest possible price is extracted from these buyers. Opinions on price are cheap and easy to give - presenting a cheque and having a willingness to purchase is a different matter. To keep energy focused on the sale, we always recommend that we work closely together - focus on buyer feedback without external influences that may detract from the outcome. We have exhausted the marketing, received feedback and offers. Waiting for the right buyer after that can become a detriment to the result.</p><p> </p><p><strong>M A R K E T S   P R I C E  /  Y O U R   P R I C E ?</strong></p><p>Selling a property is emotional. We understand that and work to minimise stress throughout the process. On some occasions a vendor may feel that even after they have received the best possible price in the market and feedback is clear and consistent - that there may be another buyer in the market place that will pay a premium above the market premium that has already been generated. This is a normal feeling to have if the market has not aligned with the vendors expectation, however once buyer engagement has passed, generally the first 30 days maximum, re-engaging the market becomes difficult. The longer the property sits on the market, then the chances of replicating the initial highest offer, let alone eclipsing it, becomes incredibly low, based on statistical evidence and data. Our job is to get the highest possible price - we have studied, refined and closely monitored negotiation and property sales to ensure the best price is ascertained.</p><p> </p><p><strong>C R I T I C A L   S T A G E</strong></p><p>It is likely that in the first week, keeping in mind we had one week pre-marketing, that our strongest interest will occur in this time.
