Durante il colloquio, il direttore Stuart Ullman sostiene che non si tratta di un impiego fisicamente pesante ma che presenta difficoltà d'adattamento, poiché il guardiano si ritrova a dover vivere completamente isolato per circa cinque mesi. Dieci anni prima, infatti, un altro incaricato, di nome Delbert Grady, fu colpito da un forte esaurimento nervoso che lo portò a sterminare l'intera famiglia con un'ascia, per poi suicidarsi con un fucile. Jack, quasi divertito, sostiene che questo non è un tipo di situazione che potrebbe capitargli. Egli dichiara anzi di essere in cerca di tranquillità per scrivere il suo romanzo.
Al termine della stagione di apertura, Jack, con la moglie Wendy e il piccolo figlio Danny, si trasferiscono quindi all'Overlook Hotel. Danny ha doti extrasensoriali, subito notate dal cuoco afro-americano Dick Hallorann, il quale gli rivela di possedere anche lui la cosiddetta "luccicanza" (shining), una sorta di potere di telepatia e preveggenza. L'uomo avvisa Danny che nell'albergo si possono avere visioni di alcuni brutti eventi che sono accaduti in passato (l'edificio è stato costruito sul sito di un antico cimitero indiano), ma non bisogna aver nulla da temere da esse, perché non si tratta di eventi reali. Lo ammonisce tuttavia a non avvicinarsi assolutamente alla camera 237, senza però spiegargliene il motivo. Danny ha un amico immaginario, "colui che sta dentro di lui", di nome Tony, che gli parla tramite un dito e con la voce di Danny stesso, però più bassa e rauca, aiutandolo nei casi di bisogno. Tony gli dice che è riluttante ad andare a vivere nell'hotel mostrandosi anche "egli" reticente, fino a quando Danny ha delle visioni macabre dell'albergo, che lo lasciano terrorizzato.
Passano i giorni e presto la neve rende impraticabili tutti i collegamenti. Nell'albergo deserto, Jack passa le giornate a scrivere il suo romanzo, Wendy a fare i lavori domestici e Danny a fare lunghi giri nell'hotel con il suo triciclo.
Con il passare del tempo però la situazione degenera. Jack inizia a diventare scontroso e irascibile a causa della mancanza di ispirazione per il proprio romanzo. In Danny si moltiplicano le visioni inquietanti, dal singolare incontro con le figlie gemelle di Grady allo scempio dei loro cadaveri. Tony cerca di rassicurarlo, dicendogli che sono come le immagini in un libro e che per questo non gli possono nuocere.
Un giorno, mentre il bambino corre per i corridoi sul suo triciclo, trova la camera 237 socchiusa così decide di entrarvi. Nel frattempo Wendy viene attirata dalle urla di Jack, il quale narra di avere avuto un incubo in cui ha visto sé stesso uccidere la propria famiglia, finché Danny non ricompare nella sala molto provato e con graffi e segni sul collo. La madre del piccolo si convince che sia stato Jack e porta il bambino nel suo appartamento, al sicuro dal marito.
Jack si sposta nella sala da ballo dell'hotel, dove incontra un'entità che rappresenta un barista degli anni venti di nome Lloyd, al quale confida che egli non ha mai compiuto gesti violenti sui familiari e mai oserebbe farlo. Wendy lo raggiunge, avvisandolo che nell'albergo ci sarebbe qualcuno, che avrebbe aggredito il bambino nella camera 237. Jack si reca sul posto incontrando la presenza di una giovane ragazza nuda che, una volta uscita dalla vasca da bagno, lo abbraccia e lo bacia. Jack però si accorge che la ragazza si sta tramutando in una donna anziana in stato di decomposizione, che inizia ad inseguirlo per la stanza.
A questo punto la sua mente vacilla. Egli non è in grado di distinguere le visioni dal reale e si convince di essere bersaglio della sua famiglia, ritenendola causa dei suoi fallimenti. Ritornando nel bar dell'albergo, assiste a un party anni venti e vi incontra il fantasma di Delbert Grady, il suo predecessore, che gli "conferma" i suoi sospetti, consigliandogli di eliminare i suoi familiari. Dick Hallorann, nonostante si trovi in Florida, avverte la tragedia che sta per consumarsi. Wendy nel frattempo non ha più dubbi sulla follia di Jack, quando scopre che i dattiloscritti del romanzo non sono altro che pagine e pagine di una frase ripetuta all'infinito: «Il mattino ha l'oro in bocca» (All work and no play makes Jack a dull boy), e a un tratto viene sorpresa dal marito, che, con sguardo folle, sembra incedere minaccioso. Wendy, premunitasi con una mazza da baseball, lo colpisce tramortendolo e lo rinchiude in un magazzino. La donna, in seguito, scopre che la radio e il gatto delle nevi sono stati sabotati dal marito.
Jack viene liberato dalle presenze e si impossessa dell'ascia usata da Grady per uccidere la sua famiglia, con la quale sfonda la porta del loro appartamento. Il bambino riesce a fuggire da una finestra e Wendy a difendersi dalla furia di lui ferendogli una mano con un coltello da cucina. Dick raggiunge l'albergo con un proprio gatto delle nevi, ma viene ucciso da Jack. Wendy, nella ricerca del bambino, nell'hotel incorre in diverse presenze terrificanti, tra queste Grady ferito alla testa. Danny fugge all'esterno, avventurandosi nel labirinto di siepi dell'albergo, che ha già imparato a percorrere con la madre, e Jack nell'inseguirlo si perde nel dedalo innevato, in quanto il bambino cancella le proprie orme. Uscito incolume, raggiunge sua madre, pronta a fuggire con lui con il mezzo del cuoco.

In Boulder, Jack's son, Danny Torrance, has a terrifying premonition about the hotel, viewing a cascade of blood emerging from an elevator door, and then falls into a trance. Jack's wife, Wendy, tells a doctor that Danny has an imaginary friend named Tony, and that Jack has given up drinking because he dislocated Danny's shoulder following a binge.The family arrives at the hotel on closing day and is given a tour. The chef, Dick Hallorann, surprises Danny by telepathically offering him ice cream. Dick explains to Danny that he and his grandmother shared this telepathic ability, which he calls "shining". Danny asks if there is anything to be afraid of in the hotel, particularly room 237. Hallorann tells Danny that the hotel has a "shine" to it along with many memories, not all of which are good. He also tells Danny to stay away from room 237.A month passes; while Jack's writing goes nowhere, Danny and Wendy explore the hotel's hedge maze, and Hallorann goes to Florida. Wendy learns that the phone lines are out due to the heavy snowfall, and Danny has frightening visions. Jack, increasingly frustrated, starts behaving strangely and becomes prone to violent outbursts. Danny's curiosity about room 237 overcomes him when he sees the room's door open. Later, Wendy finds Jack screaming during a nightmare while asleep at his typewriter. After she awakens him, Jack says he dreamed that he killed her and Danny. Danny arrives and is visibly traumatized with a bruise on his neck, causing Wendy to accuse Jack of abusing him. Jack wanders into the hotel's Gold Room and meets a ghostly bartender named Lloyd. Lloyd serves him bourbon whiskey while Jack complains about his marriage. Wendy later tells Jack that Danny told her a "crazy woman in one of the rooms" attempted to strangle him. Jack investigates room 237, encountering the ghost of a dead woman, but tells Wendy that he saw nothing. Wendy and Jack argue over whether Danny should be removed from the hotel and a furious Jack returns to the Gold Room, now filled with ghosts attending a ball. He meets the ghost of Grady who tells Jack that he must "correct" his wife and child and that Danny has reached out to Hallorann using his "talent". Meanwhile, Hallorann grows concerned about what's going on at the hotel and flies back to Colorado. Danny starts calling out "redrum" and goes into a trance, referring to himself as "Tony".While searching for Jack, Wendy discovers he has been typing pages of a repetitive manuscript: "all work and no play makes Jack a dull boy". She begs Jack to leave the hotel with Danny, but he threatens her before she knocks him unconscious with a baseball bat. She drags him into the kitchen and locks him in the pantry, but she and Danny are both trapped at the hotel: Jack has disabled the hotel's two-way radio and snowcat. Later, Jack converses through the pantry door with Grady, who unlocks the door.Danny writes "REDRUM" on the outside of the bathroom door in the family's living quarters. When Wendy sees the word reversed in the bedroom mirror, the word is revealed to be "MURDER". Jack begins hacking through the quarters' main door with a firefighter's axe. Wendy sends Danny through the bathroom window, but it will not open sufficiently for her to pass. Jack breaks through the bathroom door, shouting "Here's Johnny!", but retreats after Wendy slashes his hand with a butcher's knife. Hearing Hallorann arriving in a snowcat he borrowed, Jack leaves the room. He murders Hallorann with the axe in the lobby and pursues Danny into the hedge maze. Wendy runs through the hotel looking for Danny, encountering ghosts and the cascade of blood Danny envisioned in Boulder. She also finds Hallorann's corpse in the lobby. Danny lays a false trail to mislead Jack, who is following his footprints, before hiding behind a drift. Danny escapes from the maze and reunites with Wendy; they escape in Hallorann's snowcat, while Jack freezes to death in the snow.
