A sustainable approach

I have been doing some research into how to make this a sustainable project to meet the clients requirements, as they have stated they want a sustainable and environmental friendly project.

what i suggest is to incorporate a SuDS; such as green roofs, permeable pavements to store rainwater and add swale's where appropriate.

this is good for the environment and has good ecology aspects which would please the client.
other studies i have read states that a green environment brings in a sense of community.

I would suggest, that our leisure centre should cater for those with special needs in the community.

As we are living in a fast lane of 21st Century, we sincerely believe that, time waits for no one.
To be part of a changing world, in our society, we believe we have to change our mind set.

Having studied the National statistics, we have come to a conclusion, that the course of rise in crime rate amongst our youths, male genders in particular, is due to to boredom, caused by unemployment, lack of support, lack of vision, losing
their self esteem, and focus.
As a result, we have decided, on creating a better environment, for the youngsters to channel their frustration.
Our only solution, is to building a leisure centre for the community, as a whole.

The benefits the centre would bring are as follows.

. It would provide the community a social meeting place.

.Create employments in all aspects of construction and a day to day running of the leisure centre.

. To generate income to the community.

. It would facilitates a social engagement across the age group in the community.

It would also inspires both young males and females who are aspiring to take sport as profession in any sport of their choice.

Dear client,

In response to your email indicating that there will be a price cut of 3 million for the project, I believe that my site in ‘se14 6ta’ will not be affect as of yet. This is due to me requiring a cheap bit of land that I believe will not cost a fortune to transform into a leisure centre. I believe this because due to me acquiring a small space it will not cost much to construct. Although I will be keeping the same project idea, I will need to use a cheaper form of construction. This means there may be less labourer on site meaning the project will take longer to finish. In addition to this I may need to use cheaper material to cope with the price cut. If the project does go over the 9 million, I have spoken to my bank and they are willing to give me an additional 1 million.

The 3 million pound cut from the initial 12 million for the leisure centre will have a slight effect on my cost. But due to my land being cheap this won’t be a problem for me to find a new land as it only cost £50,000 with a measurement of 82,822msq.

The draw back with the cut has effected the cost of the material because it a big land which I initially needed a lot of material, due the cut of 3 million I will go for a cheaper alternative material.

Also the amount of labours I initially wanted to build my project has to be cut to a fewer labourers this set back will now extend the time for the leisure centre to be complete.

Furthermore, I wanted to the leisure centre to have top of the range gym equipment and a larger swimming pool and with an in-door courts now I may have to remove the idea of having an in-door court and may have to reduce the size of the swimming pool.

Dear Client,

Thank you for your recent correspondence in respect of your proposal, in reducing your initial outlay of £12 to £9m.

As result of this unforeseen circumstance, my only option in order to execute this project is to take the following action with immediate effect.

As the building that I’ve proposed to is structurally sound, hence I have decided not to demolish, but to refurbish it.

I have to source alternative cheaper building materials.

Therefore there would be no extra cost incurred in demolition and removal of disused building materials from site.

A reduction of time originally allocated for the project from, inception to completion is necessary.

I also have to make a decision in cutting back on labour costs, in order to stay within the budget.

Lighting and other electrical fittings would have to be of a cheaper version of the originally selected types.

Although, sustainability is definitely is vital, when refurbishing older structure, to meeting a modern required standard of the newly constructed version.

Finally, I would seriously have to consider, a safe, and economically viable

Leisure equipment, I would purchase, and have installed on the premises.

The land I have chosen has both London clay and Lambeth group. The Claygate Beds often rest on the London Clay. The Claygate Beds consist primarily of silts and clays with subordinate sands. All the sands are uniformly sorted and negatively skewed and therefore have a rather high permeability. The clays tend to have normal activity (not very swelling) whilst that of the silts is both normal and active. The values of the undrained shear strength parameters (short-term strength), especially in the sandy material, are influenced by the amount of cement present, and the degree of interlocking of grains and compaction undergone. The undrained shear strength of the silts and clays suggests that they range from soft to very stiff. Therefore, depending on what is planned to be done in terms of construction, both shallow and deep foundations might be recommended.
