We could call this phase as the"pre -contract" phase , whereby nothing will proceed with out signed contract and terms of business agreed too.          <title>2. Identifying the Problem </title>

         <description><![CDATA[<div>The project customers ( owners of the proposed building ) have engaged a building company , to build a commercial building in Christchurch that will have eight tenancys.<br>The building company is vastly experienced in the commercial construction sector.<br>The building company understands the building process and the relevant building codes of practices for which it must operate within to ensure its compliant.<br>The building company has a traditional business model which engages sub contractors to carry out different specialty tasks under a Head contractor contracts. These include Electricians , Painters, plumbers etc etc.<br>So in the case of my project we are an electrical contractor.<br>The Head contractor went to tender for electrical services, the electrical portion of this project had already been agreed to by the project customer and the architect prior the tender being let. We were successful in our bid . NB - This process was initiated and managed by the senior estimator during the pre contract phase of this project.</div>]]></description>

         <title>3. defining the project</title>

         <description><![CDATA[<div><br>defining the project in this case is very straight forward<br>The project is clearly defined by the following <br>1. the tender letter of offer, this outlines when the work is to be completed and how and what standard.<br>2.Scope of works - what are we doing<br>3. specifications - normally outlines what type of fittings are to be used and the quantities , how to be installed .<br>4.The tender drawings that have been submitted to council for approval. These drawings outline the power requirements and quantities <br>5. NTT's - notice to tenders, these not any changes to the original drawings and any changes to the scope of works..<br>In our case the estimator compiles all these documents and are all considered as part of the costing exercise for that tender.<br>In summary in our case , we dont really define the project as this already done by others. These are communicated to the sub contractors by the following<br>1.head contractor agreements<br> NZS 3910:2013<br>2. Letter of offers<br>3. scope of works docs<br>4.detailed drawings docs<br>5. detailed specifications docs<br>6. notice to tenderer s docs</div>]]></description>

         <title>4. preparing the project</title>

         <description><![CDATA[<div>As stated , once the pre contract phase has been completed, a full hand over process is undertaken with the project manager and all relevant stakeholders.<br>although the estimator isn't the project manager he is know a stakeholder, who will still be involved in the project.<br>The next phase of the project is a kick off meeting whereby detailed plans are made and agreed too in terms of the implementation and co- ordination.<br>Typically the head builder will do a high level project plan ( Gantt chart) , the subcontractor uses these as the basis of their own individual plans</div>]]></description>
