to avoid errors consider:

I. comp. subs. ( 2 nouns + conjunction) take plural verbs.
e.g: The house and the yard are in need of some maintenance.

** neither/nor ** verb agrees with closer sub.
e.g: neither my parents nor my brother is attending my grad.

II. indef. pronouns (one , each...etc) take sing. verbs.
e.g: each of the students was given a warning.

III. collective nouns ( family, class...etc.)
take sing. verb.
e.g: the audience was waiting for a long time.
 

IV. prep. phrases can't be sub.
e.g: one( sing.) of my friends is from Amsterdam.

V. inverted senten.
e.g: down the path and through the trees
was a beautiful beach( sing.).
