         <description><![CDATA[<div>PRM0075/18<br><br>SOALAN 1(CONCENTRIC THEORY):<br>Model ini merupakan model daripada Ernest Burgess pada tahun 1925. Ia merupakan antara model yang awal wujud  untuk menterjemahkan sesebuah struktur bandar. Model ini mengandungi 5 zon utama di dalam penyusan strukturnya.<br>1. CBD<br>2. Factories/industry (tradisional)<br>3. Low class Residential (Old inner city areas)<br>4. Medium Class Residential <br>5. High Class Residential<br> <br>Kesimpulannya, model ini dapat menterjemahkan bahawa berdasarkan struktur bandarnya dapat diketahui bahawa penduduk yang miskin tinggal di dalam bandar 'inner city' dan penduduk kelas atasan tinggal di luar bandar 'high class residential areas'. Hal ini jelas menunjukkan ketidakseimbangan di dalam penyusunan sosial yang perlu diambilkira di dalam perancangan sesebuah bandar. Bukan itu sahaja, Penyusunan seperti kawasan tumpuan bandar amat tertumpu di sesebuh tempat yang sebenarnya akan  membawa kepada masalah perancangan di masa hadapan seperti kesesakan di dalam kawasan bandar bahkan masalah pencemaran, maka perlunya 'decentralization' di dalam perancangan untuk pembahagian sumber secara adil dan cekap.<br><br>SOALAN 2 (SECTOR THEORY) :<br>'Sector Model' ini diperkenalkan oleh seorang yang pakar di dalam bidang ekonomi tanah iaitu Homer Hoyt. Model ini boleh juga dikenali sebagai 'Hoyt model'. Ia merupakan modifikasi daripada model sebelumnya iaitu 'concentric model'. Model ini juga mengandungi 5 komponen utama yang telah dizonkan, iaitu :<br>1. CBD<br>2. Transportation &amp; Industry<br>3. Low Class residential<br>4. Middle Class residential<br>5. High Class Residential<br><br>Kesimpulan terhadap model ini adalah iainya adalah model yang sangat berguna dan digunapakai dalam penentuan harga tanah bandar. Kelemahan model ini jelas terlihat apabila ianya tidak direkabentuk untuk menyokong pergerakan kenderaan persendirian seperti senario semasa yang rata-rata penduduk bandar bergerak menggunakan kenderaan persendirian. Hal ini kerana model ini direkabentuk berteraskan 'rail transportation' di abad tersebut</div>]]></description>

Based on CDB, business activities tend to takes place at the centre of the town- which futher shows that business activities is the core sector that contributes to the employment and income of the people. As the rings futher away from the central point (CBD), there were a transition zone and followed by residential zone. Since the central point (CBD) area would require high rental, it then distracts away people with low-to middle income to stay at the transition zone. Transition zone is most likely less and lack with good facilities.<br><br>Sector Theory is a model develop by Homer Hoyt. It is a model that separate residents who lived in an area based on their income. The distribution of income are vary which it depends on the land uses of an area. Sector Theory separates high income sector based on the rental. Rental fees are much higher at the center point of the town that is in CBD. <br><br><br></div>]]></description>

         <description><![CDATA[<div><br>Soalan 1<br>Concentric Theory merupakan  kajian corak guna tanah dan kumpulan sosial. Perkembangan bandar bermula daripada luar ke dalam bermula daripad CBD. Setiap CBD akan dibahagi kepada zone yang berasaskan jarak akses ke kawasan pusat bandar. Bandar akan terbahagi kepada lima concentric zon. Zon 1 merupakan kawasan pusat perniagaan iaitu kawasan tempat bersosial se[perti kawasan pendidikan, hospital dan taman. Zon 2 ialah kawasan transisi yang mempunyai pelbagai jenis perubahan guna tanah dan di kawasan ini bermulanya kawasan penempatan. Zon 3 ialah kawasan perumahan individu gaji berpendapatan rendah yang berdekatan dengan kawasan industri dan kilang. Zon 4 merupakan kawasan penem[patan terbesar dengan gaji berpendapatan tinggi yang mempunyai penmpatan semi-D,  perkhimatan komuniti, dan apartment. Bagi zon 5 merupakan zon komuter dimana semua komuniti luar bandar akan menetap di sepanjang jalan utama.<br><br>Soalan 2<br>Sector Theory merupakan teori dimana terdapat beberapa kawasan yang mempunyai tarikan dengan perbezaan pelbagai jenis aktiviti yang disebabkan oleh faktor persekitaran.  jalan pengangkutan utama merupakan perkara utama. Teori ini  berkembang dalam wedge shaped pattern. Dalam teori ini terdapat beberapa sektor yang diambil kira iaitu sektor industri, penempatan kos rendah yang menetap di kawasan industri, kawasan penempatan pertenmgahan dan kawasan penempatan kelas atasan yang kedudukannya jauh daripada kawasan industri dan lebih kurang keadaan lalu lintas yang tidak sesak. kelemahan teori ini ialah ia tidak direka bentuk untuk  kawasan pengangkutan awam tapi lebih tertumpu kepada penggunaaan pengankutan persendirian.</div><div><br><br></div>]]></description>

People with high income who are affordable to buy house near the city could live near with the CBD area. This is because the influence of good quality of life which they are surviving from their high monthly income lead them to live for a better life.Which living near the city provide them for good facilities and amenities. Compared to the lower income, they  are not supposed afford for a high cost of residential. So, the afford price would be farther away from the CBD centre. Teori ini dibahagikan mengikt sektor. Teori ini juga dikenali sebagai Hoyt model. CBD masih diletakkan di tengah pusat bandar dan zon lain dibahagikan mengikut kelas yang berbeza. Kelas ini dibahgikan berdasarkan jarak dengan pengangkutan dan nilai tanah di kawasan tersebut. Antara zon yang ada di dalam teori ini adalah;<br>1.
