- Pipeline report and HOTS report strengthen our argument:
1. HCM market is less competitive than HN:
- Luxury, Upper Upscale classes that we are in is having net loss of scale growth (less competitors) than HN market
- Future existing rooms in HCM is also < HN

2. HCM market is more profitable
- We look at 2019 data because it is when the market hasnt been hit hard by Covid-19, which would be similar to our situation when we launch the hotel (post-Covid situation)
- We look at Amount per Occupied Room because it shows the numbers relative to ADR -> HCM market have higher ADR -> potentially higher RevPAR, TRevPAR and OPPAR
- The profitability is confirmed in the grey boxes - the summary data about operations of Luxury - Upper Upscale cluster: TrevPAR and OPPAR the 2 most important indicators of profitability of HCM is higher than HN
