  • Style – Detached, Semi-detached or flat?
  • Facilities – Use houses which have minimum facilities
    • No garden
    • Small kitchen
    • 1 bathroom
    • Single bedrooms (i.e. not fit for double beds)
  • Condition – Needing refurbishment
  • Lease or Freehold? – Leasehold with less than 80years remaining
  • Selling agent – Properties sold via auction
  • Additional fees – Remove fees from calculation
    • Solicitor’s fees
    • Stamp duty
    • Leaseholder’s costs
    • Valuation fee
    •  Surveyor’s fee

    • In addition to the above historical data without an adjustment to current prices could be used to lower the statistic.
