We understand moving out is a busy time and while you are preparing to vacate the property and move elsewhere, there may be new tenants preparing to move into this one. 

- Your direct debit will be cancelled by our accounts team once final payment is made

- Please find enclosed  "Vacating Checklist" which acts as a step by step guide and outlines what is required to ensure full bond is refunded 

- The property is to be professionally cleaned upon vacating and a receipt showing the ABN number will need to provided once completed

- If there is a pool at the property that is your responsibilty, please ensure it is cleaned and left in the same state it was when you moved in 

- Any outstanding rent/invoices will need to be finalised before vacating the property

- All keys/remotes/swipes will need to be returned to the office on date of vacate

- Account details will need to be provided so we can prepare for Claim of Refund of bond to ensure your bond is refunded as promptly as possible

Condition report

It is important to remember that during our final inspection of the property, the ingoing condition report is used to determine the refund of your bond. Therefore, your responsibity as a tenant is to leave the property so that it mirrors the ingoing condition report (fair wear and tear is an acceptance).

What is fair wear and tear? 

Fair wear and tear means the detoriation of something due to normal every day use.

As an example: 

- Carpet tracks from normal everyday walking

- Faded curtains from the sun

What does clean mean?

Clean means that an item or thing cannot be made any cleaner even if it is old, worn, or aged

What does undamaged mean? 

Undamaged means that an item or thing is in working condition or in the same state as it was at the start of the tenancy

When moving boxes and furniture we understand that scuff/scratch marks are in most cases unavoidable.To save headaches after you have moved out, please ensure to have these fixed/repaired before vacating the property.

Please ensure close attention is paid to everything mentioned on our Final Inspection Guide to save headaches and to ensure your full bond is refunded.

Professional cleaning is required upon vacating the property. Please let us know if you would like that oragnised for you through one of our suggested cleaners. 

The bond will also not be refunded until all outstanding payments are made including rent and water usage payments.

You will of course be notified before any private inspection and Open Homes and we will be present at every private inspection and Open Home that has your approval.

We do prefer for you to be available for each inspection, how ever if this is not possible we ask for any valuable items to be put away securely.
