Buying vs Renting future Equity

This video helps show the differences in equity building when renting vs buying a home. A brief summary of the video is that when you buy a home you are building Equity that you will have in the future. When you are renting a home you have less costs so if you invest the difference every month you can still make your equity grow over time. There are also two situations one where Roger saves and one where he doesn't. As we now know with the housing market in Toronto if you bought a home in 2015 when this video was made and sold it now you would have a lot more equity built than a renter in a short period of time.

This video summarizes a question every first time home buyer asks, Can I afford the mortgage?
Buying a house also has many costs associated with it that wasn't thought about when renting, like taxes, and maintenance. I learned the bank or mortgage brokers lend how much they "think" you can afford and not how much you really can when saving for the future.

The CIBC Mortgage Affordability Calculator will let you input different scenarios to see how much of a mortgage you can qualify for. You can input your income, down payments, different interest rates, and for total debt you can add all your monthly bills. This is a good tool to see how much of a down payment you need as well as income to buy the house you want.

Young People Choose To Rent Instead of Buy

This Article discusses why young people who can afford to buy a house are currently renting. Some of the reasons are that a $500,000 house would cost approximately $3,000 a month just for the mortgage, taxes and utilities. That doesn't include living expenses. The cost to rent is cheaper and if you have the discipline to invest then you may come out better financially. I learned that even though people can afford to buy they still may rent. If I could afford to buy a house I would buy instead of rent.

This video discusses how rent is increasing in Toronto and in some cases by 100% of the current rent paid. Renting in Toronto for a 2 bedroom or more can cost $2,500 - $3,500. I think this falls in line with how much housing prices have gone up. It makes you consider moving out of the city and buying.

The pros and cons of renting vs buying a home. When buying a home you are in a long term commitment if you want to build equity. If you sell to early the associated costs could make you lose money. Renting is better for short term or if you plan on moving a lot. Once a lease is over you can simply rent another house or apartment wherever you want to live.
