There are around 26 unique factors that go into citing intertest rates: credit score, credit history, employment type and income, loan size, loan type, loan-to-value, length of term, payment frequency, property type, co-borrowers, debt ratio, documentation available, escrow preference, closing date, occupancy, type, residency, available assets, asset seasoning, housing ratio, improvements needed, employment history, relocation, seller contributions, gifts, cash-out, combined loan-to-value.

We found this is essential, because for example: One of the biggest concerns that soon-to-be-homeowners have when it comes to applying for a loan is the interest rate that they'll be given.

This video is extremely easy to understand and interpret. The main focus of this video is based on The Federal Reserve (FED) and their impact on the interest rates. The FED plays a very important role here by determining the level of interest rates based on whether lots of people are out of work or not. If lots of people are out of work, the FED then reduces the levels of interest rates in the country. This is done to promote job creation. When interest rates are reduced, it means that its cheaper for people to take out loans, which means that they are willing to spend more money. This increased spending will fuel the economy and lead to job creations which boosts the economy.
On the other hand, if inflation is high, the FED will slow down spending by increasing the interest rates. This means its more expensive to take out loans and in turn results in a reduction of money spent. This will cause sellers to reduce their prices and therefore, stabilise the high prices and high spending habits.

I chose this video because its such an easy explanation, even though its more complicated, this video gives its viewers and easy understanding the role of the FED has on the interest rates

This video is one of the most interesting videos we have researched on. This video strays beyond the normal factors which other videos tend to talk about. The main focus of this video is about the new tools which the FED use to determine and influence these rates. The author talks about The Federal Reserve, big banks such as J.P Morgan and the home loan banks and how they borrow money from each other which determine the interest rates. The new tools include the IOER (Interest On Excess Reserve) and the RRP (Reverse Repo Program).

We chose this video because we believe this is really interesting and critical knowledge on how the banks interact with each other which affects the interest rates.

This video is another we found very interesting and different. The other videos talk about the usual factors whereas this video talks about how the supply and demand for bonds change and affect the interest rate. The video explains extremely well about the inverse relationship between the interest rates and bond prices. An interest rate of 0% results in a bond price of 1000 whereas an interest rate of 17% results in a bond price of 850. The video also shows a very interesting formula to calculate bond prices and interest rates.

We chose this video because its different yet very relevant information and the information found on this video was very interesting to hear. Also, it gives us another perspective of how these interest rates change and what their domino affect is.
