         <description><![CDATA[<div>Since there were not enough houses to satisfy the rising population, majority of which lived in overcrowded slums and squatter settlements. The houses that they lived in has no access to proper ventilation, lighting, or sanitation. Disease was rampant and the conditions of the immigrants were severe, which meant that people suffered from health complications. Not to mention, squatter houses were built in closed proximity and of materials that are easily flammable such as attap and wood which meant that it would pose a potential fire hazard, which is evident of the fire in Bukit Ho Swee which left 16000 people homeless as a result.</div>]]></description>

         <description><![CDATA[<div>One of the social effects caused by housing shortage in Hong Kong is homelessness. <br><br>Secretary for Labour and Welfare Law Chi-kwong told the legislature that there were 1127 street sleepers registered with the Social Welfare Department in the year 2017-18 which is an increase of 51% since 2013-14. <br><br>Nearly 200000 people living in Hong Kong are currently living in sub-divided units (SDUs), colloquially known as "cage homes". Cage homes are tiny apartments that have narrow passageways with bunk beds on each side. Cramped with no natural light, each bed is approximately 60cm wide and 170cm long, leaving only enough space for one to sit up. At the end of the corridor, there is a single shower and toilet.<br><br>Another social effect is the increased chance of people contracting diseases and falling sick.<br><br> In SDUs, there are poor sanitation facilities, absence of waste management facilities and poor ventilation.<br><br>This has led to poor health conditions of the residents For instance, a resident who lives in a cage home found mould in his lungs, which is hazardous to his health. He now needs an oxygen mask to breathe. Besides, almost everyone living in these homes is weak and extremely thin. Some of them even have poor oral health caused by the lack of dental hygiene.<br><br>All of these factors will force people to live in insanitary places, with poor hygiene and lack of watse management facilities. This leads to an increased chance of residents falling sick and the prevalence of diseases.</div>]]></description>

         <description><![CDATA[<div>Nearly 200,000 people in Hong Kong were living in sub-divided units (SDUs), colloquially known as "cage homes". These cage homes reeks of cigarette butts and day-old garbage. Empty cartons of food, banana peels, plastic bottles and beer cans are strewn all over the landings, implying that they lack waste management, which then makes the people living in cage homes prone to diseases. Furthermore, they are cramped, with no natural light, and each bed is approximately 60cm by 170cm, leaving only enough space for one to sit up. Three quarters of families strongly agreed that their sleep was regularly disturbed because of their living conditions. Research shows that cramped living conditions harm family relationships, negatively affect children's education and cause depression, stress and anxiety. The lack of ventilation cause cause potential health hazard such as mould in lungs.</div><div><br></div>]]></description>

It provides an overview of past housing policies and traces the linkages to the financial sector. Housing policy as effected through the Housing and Development Board and the Central Provident Fund (CPF) hampered the development of the commercial housing loans sector and domestic financial markets, but contributed to the overall growth and stability of the housing loans market and associated financial institutions. Housing policy and the trend of housing asset inflation contributed significantly to the formation of both gross and net housing wealth. Economic growth has not suffered from the heavy emphasis on housing investment although various policies that resulted in exogenous shifts in housing demand contributed to increased housing price volatility in the short term. The structure of the housing loans market has also allowed the CPF contribution rate to be more effectively used as an instrument for macro-economic stabilisation.</div>]]></description>

         <description><![CDATA[<div>One of the economic effect caused by housing shortage in Hong Kong is that there undeveloped infrastructure will remain undeveloped. <br><br>Only 6.9% of Hong Kong's land mass has been zoned for housing. Within the 6.9% half is taken up by high density rural homes that cannot he easily bought or sold, a mere 42 sq km is left on tue market for the urban population. The government's reliance on land sales for revenue creates an incentive to keep prices high. Thus, with less housing and high housing prices, less people are able to afford housing. Therefore, the revenue made from housing will decrease, and the government may have insufficient (exiguous) money and  resources to develop the 33% of undeveloped infrastructure.</div>]]></description>
