The article talks about how there is a simple supply and demand scenario going on in this neighbourhood and its helping the market out greatly! There is simply a lot of buyers and not a lot of houses in these neighbour hoods in Hamilton.

The average prices of house last year this time has actually gone up. But the slight raise from the overall year is nothing when compared to the spike that occurred in March and May. In these months the prices went from $470,000 to $530,000 average price of a house in Oshawa. This website will also show other stats like the quarterly increases and decreases and what size home is generally worth in Oshawa.

Some Realestate agents/researchers, believe that the market will simply flatten out before the year is over. There will not be any more spike or drops in the pricing simply because the other surrounding markets are flat lining and other factors like tighter mortgage rules aren't pushing people to buy houses.

The article talks about how the Market is at a 5 year low and because of all the new taxing rules and foreign fees its making it harder for families to upgrade and its actually shoving people into smaller homes. One man does an interview saying that he did not want to be in a bidding war anymore and he bought a house site on seen to avoid it.

There was some talk about how the houses that are in place are not desirable and we simply have the wrong supply for the demand being requested. They also discuss some information about foreign buyer taxes and how this greatly effects the buying process.

This is a picture of some modern attached homes. These houses are clearly brand new all "cookie cutter" houses built by one big company in a big city or town. I chose to display this picture because I find it fascinating how a big company can just set out to build these houses with he fact in mind That they already have buyers set up before the house is finished being built. The house I currently live in now is like this and most of my neighbours bought in early when the houses were cheap and plan to live here for 5-10 more years.

This picture is so well done I just had to include it in my Padlet wall. Theres not a lot to explain here other than the shear amount of shock you get put into when looking at this picture. The picture bassically shows how much more land costs now then when it did 80 years ago. The price is astonishing in the fact that it has went from $17 per 1 acre of farm land to now a very high $2682 for 1 acre of farm land! and by the looks of it, its going to keep going up!

This image's only purpose to show the issue with the market crash. some families or home owners might be forced to other housing situations then they want. The higher mortgage rates and taxes is causing some people to close their house and move into a smaller more afford house which can be very troublesome for some families. If you have 3 kids and you barely making ends meet you don't want to get shoved into an even smaller house with less space. Or for example if you are looking to start a family and are shopping around for a decent rate you could get shafted with something that isn't realistic for you or you're family.
